    Todd And Cathy bought my house at a time of distress. Instead of low balling me they not only gave me market value. They walked me through the whole process of selling it and answered all my questions. They took this property that needed some love (way more than I realized) and transformed it to a stunning modern home. They did a lot of the work themselves and it was better than expected. After a year long process they have sold it to a family who moved here from out of state. They are two of the kindest, hardworking and honest realtors out there. When I buy my next place I plan to use them.

    Todd and Cathy have been our realtors since 2009, and have helped us sell our previous home, buy our current home, and buy and sell the house we purchased for a daughter while she was attending college. Todd told us what we needed to do to sell our house in the terrible buyer's market in 2009/2010, and we got our offer the morning it went on the market! In 2010 he navigated a complex builder / bank repo situation with another buyer already in the process to help us get a great price on our current house. During the scorching hot seller's market of late 2020, in less than 24 hours he assessed the house my daughter found (the day it went on the market) and agreed it was a good house condition-wise, and then went to the seller and their realtor to figure out what it would take to win the raging bidding war. He told us the amount and terms we should offer and we won among over 20 offers including quite a few verified cash offers! Afterward we found out our offer was tied with another, but the seller chose ours due to Todd's advocacy. Then when it came time late last year to prepare it for sale, Todd told me what needed to be done to get the best price. Of course by this time he'd proven himself over and over again so I gave him carte blanche over the prep work. He did all the legwork bidding and managing the contractors for me, only asking for my decisions along the way. And when it was time to sell we had 17 offers the first weekend, including two cash offers nearly 10% higher than the listing price! I have never seen nor heard of a realtor like Todd. He knows the real estate market inside and out. He prepared notebooks of market research he compiled, illustrated with maps and graphs, and summarized to support his recommendations. He has worked tirelessly behind the scenes with sellers, buyers, realtors, contractors, bankers, and lawyers on our behalf. I trust him completely, and know he did everything it took every time to help us get what we wanted. I recommend Todd and Cathy without reservation every time I come across someone buying or selling a home in Atlanta.

    Cathy and Todd are the best real estate professionals that I've ever worked with, which spans multiple home moves in four different metropolitan areas. They know the Atlanta area home market well, especially Sandy Springs. They were instrumental in recommending the appropriate home updates and maintenance items that would result in the best return on investment (ROI), ultimately leading to a higher sales price than anticipated and minimal time on the market. Cathy and Todd selected materials to use for the updates and essentially served as general contractors over the various subcontractors they selected and engaged to complete the work. All of the updates resulted in over 150% ROI !!! They also put in their own "sweat equity", taking care of various items themselves, to ready the home for sale. I can't say enough of how pleased I was in working with them.
