The first step before looking at homes is to get your prequalification letter from a lender. This does not just give you the budget you will qualify for, it will indicate the loan type. This is very important so that your realtor can narrow down homes that will qualify for your loan type. Not all homes qualify for all loan types.

Overpricing a new listing should be avoided. A strategy I suggest is to price appropriately to attract more than one buyer in the first 10 days in order to create a multiple offer situation. When competition and emotion are involved, a house will often sell for the highest price possible. Your realtor will help you determine the current market value.
