ZillowVERIFIED We have known Richard aEURoeReasonaEUR? for many years. We were always told he is the guy for new construction homes! We had always wanted our first home to be built from the ground up. We had met with several agents but they were not very knowledgeable about new construction, best places to build, costs, ect. After much consideration we chose to go with Richard for our homebuilding process, also considering that he had given us several mortgage lender resources prior. Our experience with Reason has been exceptional. We were not the easiest buyers to deal with. There were a lot of preferences we had as far as how we wanted our home to look and feel. Reason knew from the start the right builder for our personal and financial needs. At times we had some differences with the builder, and a lot of questions as to how the overall process of building works. Reasons temperament always remained calm, cool and collective when it came to our concerns. I would say that he actually made the process smoother than it usually would be. Building a home at the brink of and in the midst of a pandemic, Reason ensured us we would always be informed of any changes or delays that may take place. That he did. Because of covid-19 and score requirements changing for mortgage loan approvals, Richard was able to connect us with a new lender considering our closing date. This shows his hard work and dedication to his clients. Despite all of the challenges we faced, I would not change a thing. We know that we chose the right real estate agent to get us through this home building process, and close on a beautiful home that fits our familys needs. Richard, thank you for all you do! ZillowVERIFIED Short story: I got offered full asking price. Richard knew the process. He made sure timelines were met and any obligation we had in the contract was completed. He was an asset that was irreplaceable and made my life easier. There was stress, but if it wasn't for Richard everything would have been almost unbearable. Long story:Full disclosure: As a client, I am probably a nightmare to work with. This was the first house I bought and therefore my first time selling. I was nervous and didn't have much trust in anyone that makes commission from me. I wanted the top price for the cheapest cost. I had a lot of demands and had a hard time letting go of command. How things happened:I was moving to Virginia Beach after my retirement from the Army. I met with Richard a few months ahead of time. He had already taken care of me previously by having the city fix the street light in front of my house and had the city trim my tree when it got close to the power line, (for free). I had put the request for those fixes over 12 months before and he got it done in a week. So I knew he was result oriented and he proved that time and time again during the real estate process. So we are about 9 days away from closing and BAM! A horrible storm hits. It blows my 40ft willow tree on my house. Rips up two other trees. Damages to the roof, gutters, and siding. It was extensive and to make it worse, I had already moved, bought another house, and I was 12 hours away. He sent me pictures and told me he will take care of it. I called my neighbor the next day to take pictures of my house to show my insurance company. All the trees were removed, roof was being fixed, everything was looking 1,000x better than the photos from less than 24hrs ago. Richard had pictures for my insurance company and the contractors we used gave us the best deal possible! Closing was pushed back a few days but that was not due to us. We had to wait on the appraiser. The appraiser blessed off on the repairs and we closed. So I got my full asking price, was able to move to Virginia, start another full time job, buy another house, while Richard took care of me in Tennessee. Buying or selling a house is the largest transaction a person makes. Don't let it control your life. Leave it to a professional, leave it to Richard Garrett, so you can focus on the 100 other important things going on in your life.

I decided to reach out to a few realtor who also called. One realtor wanted me to do all sorts of changes to my property and told me after inspecting expect to get 15k less.
