ZillowVERIFIED Rich was highly recommended to me by friends who worked with him, and, Wow, they were so right!! I had just moved back to the TriState to a seller's market with higher interest rates. Rich worked with me and helped me find my dream home in a great neighborhood and area in New Jersey. He is an expert in Central Jersey residential real estate and knows everyone working in it. Rich was professional, very personable, and tenacious in helping me. I would not hesitate to recommend Rich to anyone who is buying or selling their home.

ZillowVERIFIED Rich is over commitment and under delivery. There was no scientific approach in coming up with price.He was not at all presenting other buyer offers on time. He was really bullying us to select his buyer compared to a better offer from other buyer agent. I cannot forget the words he used in front of our daughter as if we were taking stupid decision. He put his interest of getting the 1.5% commission than getting good buyer for us.Also he made lots of confusion by committing things on our behalf to buyer we selected and he was creating lots of trouble at the background till the closing day.He was not at all reachable as he was always busy. Unprofessional, unethical person ??. I will not recommend him and he is not worthy enough for not even 0% commission.

ZillowVERIFIED Don't hire Rich! Richard Abrams office has been calling me for years and his assistant was always so professional and informative every time I called to ask for info on the current market. She always spoke so highly of Rich & I liked the local home town feel which turned out to be deceiving and untrue. So.. to make a long, painful story short.. I decided to give him a try, to sell my Dads home. I wish I did for sale by owner. I paid a ton of $ for nothing but a bunch of Open Houses that no one showed up after the first weekend. He had me spend 20k in updates and swore I would get the $ back in the sale price. This was completely false. He tells you everything you want to hear to get the listing. But if the house doesn't sell he will want you to reduce the price and suddenly every promise he made becomes a lie. I was charged 6% and found out my neighbor only paid 4%. I believe he takes advantage of Senior Citizens and people in distressed situations. Shouldn't it be opposite? Read the listing agreement carefully. I believe he pushed only his offers or his agents offers before other offices so he makes his $ from both ends of the transaction. His new staff is very disappointing. They will advise you wrong information. Richard doesn't understand anything about the attorney review process! How does this man keep getting listings? I hope more people start leaving reviews. I did sell my house for a good price but I realize I could have saved almost $80k if I did for sale by owner! The other agents are very nice. My advise is do not hire Richard Abrams. It will cost you $, time and an unbelievable amount of aggravation. Remember.. this guy is a good sales man. You would think that's what you want, but not the way he does business. Hire anyone but Rich or sell the house during the Spring when it's busy on your own.

ZillowVERIFIED Richard Abrams is ONLY out to make $ for himself. Do not let him trick you into thinking he wants to get you the best price, or do anything for you at all. He wants and will if you allow him to make as much $ as he can from you and provide as many limited service as possible. Watch out his "in house" note in the agreement.Yes you will save a % but In this situation he did not present all offers in writing to my love one. So they took his word for it. And they went with the in house deal. BIG MISTAKE! He also over charged them in total commission we have come to find out after speaking with other agency's after the fact. How do you treat senior citizens this way? Seniors should get a better rate, not a higher one. He convinced them it's better to go with a buyer from his agency or his own buyer "because than I have more control over the deal" those were his words. Its not ethical. my family could have done a lot better if they let me choose the Realtor. the reality is he is a salesman, he is the broker and owner and will be making significant additional money from the agent who works for his agency that represents your possible buyer. So even though you get a so called discount from him when him or his other agent sells your home, it is not in your best interest to let him represent you as a dual agent! There is much more I would like to say about this guy, but there are rules regarding leaving reviews. So this a real warning to anyone considering hiring Abrams. There are many good, ethical Realtors out there who will always do the right thing for you. Just because he is a good salesman with tons of money to market doesn't mean he will do a good job or is ethical. Homes sell themselves when it comes to what price you get. The market decides the price not Rich Abrams. I recommend giving ANYONE else a chance. Interview others before choosing Abrams! Ask questions! I hope this spares you the distress and regret I have. I met other agents from his organization that were great and helped answer questions during open houses so I am only speaking about Abrams. He never stepped foot in our house after getting the listing. Good job, hope you feel good about how you treat people. Very disappointing.

ZillowVERIFIED I worked with Rich on buying a property in Franklin Park.. He was a dual agent for this deal. After, we invested money in inspection, appraisal, etc. and agreed on a closing date.. He kept pushing the closing date and ignoring our calls for no reasons. Then it turned out the the seller had a lot of debt with the IRS (which we found out in a title search) and he didn't disclose this information to us earlier, even though, we had everything signed and ready three months prior to closing. We had our apartment packed in boxes and give our apartment our two months notice. Now we had to move from our apartment complex and we had to live in boxes for almost two months till we found another apartment. Rich was very nice initially, but became very rude and extremely difficult to deal with once issues started coming up.

ZillowVERIFIED Rich is the hardest working agent at selling listings in West Windsor. However, he and his team stop working on selling your home after they sell you on listing with them. Rich's team doesn't appear to have many buyers and doesn't deliver on their commitment to hosting open houses and marketing homes. While his agency listed my property an agent hosting an open house left the property vacant and didn't inform me. When I learned of this and called up the agency they were completely unaware and didn't even apologize. Also, if you give Rich your cell phone his office will constantly call you at all hours and place you on hold so Rich can try and solicit business from you. I had to block their number on my cell phone because they wouldn't remove it from their call list.
