Rich is over commitment and under delivery. There was no scientific approach in coming up with price.He was not at all presenting other buyer offers on time. He was really bullying us to select his buyer compared to a better offer from other buyer agent. I cannot forget the words he used in front of our daughter as if we were taking stupid decision. He put his interest of getting the 1.5% commission than getting good buyer for us.Also he made lots of confusion by committing things on our behalf to buyer we selected and he was creating lots of trouble at the background till the closing day.He was not at all reachable as he was always busy. Unprofessional, unethical person ??. I will not recommend him and he is not worthy enough for not even 0% commission.

Don't hire Rich! Richard Abrams office has been calling me for years and his assistant was always so professional and informative every time I called to ask for info on the current market. She always spoke so highly of Rich & I liked the local home town feel which turned out to be deceiving and untrue. So.. to make a long, painful story short.. I decided to give him a try, to sell my Dads home. I wish I did for sale by owner. I paid a ton of $ for nothing but a bunch of Open Houses that no one showed up after the first weekend. He had me spend 20k in updates and swore I would get the $ back in the sale price. This was completely false. He tells you everything you want to hear to get the listing. But if the house doesn't sell he will want you to reduce the price and suddenly every promise he made becomes a lie. I was charged 6% and found out my neighbor only paid 4%. I believe he takes advantage of Senior Citizens and people in distressed situations. Shouldn't it be opposite? Read the listing agreement carefully. I believe he pushed only his offers or his agents offers before other offices so he makes his $ from both ends of the transaction. His new staff is very disappointing. They will advise you wrong information. Richard doesn't understand anything about the attorney review process! How does this man keep getting listings? I hope more people start leaving reviews. I did sell my house for a good price but I realize I could have saved almost $80k if I did for sale by owner! The other agents are very nice. My advise is do not hire Richard Abrams. It will cost you $, time and an unbelievable amount of aggravation. Remember.. this guy is a good sales man. You would think that's what you want, but not the way he does business. Hire anyone but Rich or sell the house during the Spring when it's busy on your own.
