ZillowVERIFIEDRay did an excellent job helping me with the sale of my home. He and his team made the whole process easy. What could have been a stressful situation was executed without a hitch. Unlike other homes in my neighborhood my house went into a bidding war. Ray helped me get top dollar. He is an excellent agent, and I would work with him again given the opportunity.
ZillowVERIFIEDRay helped me navigate my very first home purchase in Centennial, CO, to be used as a short term rental. His experience and willingness to help were a stark contrast to the first realtor I worked with. He not only walked me through the whole process, but managed to help me negotiate and secure the home around 5% below ask. Highly recommend Ray for any investment needs!
ZillowVERIFIEDRay and Joy were instrumental in finding the right home for us in the Dallas-Forth Worth area. All interactions were professional, efficient, and with the aim to address our needs and questions.
ZillowVERIFIEDJoy Rice is an amazing realtor, everyone is her team is great. We had the chance to work with Ray Rice, Brooke Teel too they're both super nice and always ready to assist our needs. I felt like Joy really took the time to listen to our requirement for our new home. She didn't rush us and just patiently helped make this whole process as stress free as it could be, thank you Joy for helping us find our dream home & I know she can help you too! Ines & Ines Williamson!
ZillowVERIFIEDI used Kathy Hull an associate of Ray and Joy Rice to purchase a home in the south lake Keller area of Texas. I was moving in from out of state (CA) and was not familiar with the area or amenities. Kathy woked with us over a 3 month period from selling our home in CA to picking the right area and home to make our move extremely easy during such a big transition. She provided us honest and professional advice throughout the process. She is an outstanding communicator and extremely responsive to voicemail , email and text. Her service did not stop after the transaction was complete. She continued her outstanding service by providing references for various services we needed such as contractors, cleaners, carpeting etc. I am very hard to please. She not only met my expectations but she exceeded them. If you are buying a home in the the Southlake Keller or surrounding area, and you want to go smoothly, I highly suggest you use Kathy Hull.
ZillowVERIFIEDWe were fortunate enough to have Joy and Ray as our Realtor when we relocated to Dallas. By far, this was the most professional and smooth buying experience we have ever had. We cannot say enough good things! Working with Ray and Joy was a wonderful experience. Their team made the process easy and enjoyable from start to finish. Ray found us the perfect new home. Ray and Joy go far above and beyond the requirements of a real estate agent. We cannot recommend them enough.
ZillowVERIFIEDMy husband and I relocated to Flower Mound from out of state. We had very limited knowledge of the area. Prior to making the move to Texas, we connected with Joy and Ray. Thank goodness we did. Having Joy and Ray spend time with us (even long distance) and really listen to what we were thinking about for a home, helped us hone in on neighborhoods and places that suited us. We came out for a weekend to visit homes and Joy and Ray spent 2 full days with us. We visited and revisited homes over that time and we were able find a place that worked perfectly for us. Then the real work began. Being new to the state, there were a few differences between how a home is purchased here in Texas vs. other states. Joy and Ray walked us through the process and took the time to explain exactly what it all meant. They stayed with us through every step along the way. While we believe we are now in our "forever home", we know that if we move again, we will be working with Joy and Ray.
ZillowVERIFIEDWe wanted the best service, and the most expertise for this move. Joy and Ray came and met us before listing the house, and they took the time to find out about our home, family, and needs. It was noteworthy that they really listened... an uncommon trait these days! They have technology resources that can't be beat, but most importantly they have the people skills to navigate through this very important transaction. Our final outcome could not have been better. We found a great family to buy our home, and the financials worked out perfect. In fact, it sold so fast with so much showing activity... that all our neighbors asked their techniques. You have to hire Joy and Ray to find out! Lastly, their assistant Brooke Teel made everything come together. Brooke was available when the Rices could not be. Brooke garnered compliments even from the buyer's agent! Together this is a powerful, professional, and effective team. You looking for the best in Real Estate talent? Look no further.
ZillowVERIFIEDJoy and Ray make a great team. Their years of experience was evident in their sales strategy and negotiation skills that allowed us to get more for our home than we listed it for. I highly recommend if you are looking for a listing agent.

ZillowVERIFIEDThe entire team at Dallas Luxe Homes was very helpful. I worked with Joy Rice for the sale of my home. She provided excellent advice on how to stage my home, and she did extensive market research before pricing my home. She is well informed about market trends in real estate.Since this was the first home I bought, selling my house was a new experience. At each stage of the process, Joy answered all my questions and met with me regularly.
ZillowVERIFIEDJoy and Ray are very knowledgeable and great to work with as they helped me buy 6 properties over the last 18 months. The best part of the experience was knowing that they knew which deals we should walk away from as the process unfolded and which ones were sound investments. I learned a lot from them in a short amount of time.
ZillowVERIFIEDMet with Joy and her husband Ray. They were very thorough in expalinging their services and our responsibilities. Joy was very informative and guiding in identifying the tasks we had to perform to prepare the house for showing. The house was listed on a Tuesday morning. Our first showing was at 11:00 By 3:00 we had an offer for more than our asking price.Everything has proceeded very smoothly on the closing.
ZillowVERIFIEDIt was such a pleasure to work with Joy and her team. This is our first time selling a home so naturally we felt a great deal of stress. We interviewed several agents, but when we met Joy and Ray, we knew right away that we found the right one. She took her time to understand our individual situation and advised us appropriately. She is results driven and really understands the market. I would highly recommend working with Joy. She took any stress associated with the whole process off of our shoulders, and we always felt we could trust her to take care of everything!
ZillowVERIFIEDWe are so thankful to have had the best realtor couple. Ray and joy did their best in all times, understanding our needs and advising in every step of purchasing our new home. In a very short period of time, Ray made us really thorough on choosing the right home in this busy market. Inspite of their busy schedule, they made sure they dint leave us alone at any time, one of them were on call whenever needed. Offcourse when it came to negotiating Joy had her best tactics to win the deal! They also extended their help even after purchasing the home, in buying appliances, interior decorations and may more.Ray and Joy the best realtors-highly knowledgeable, professional , friendly. ZillowVERIFIEDIt was such a pleasure to work with Joy Rice! A true professional - she did a fabulous job selling our home. She made us feel very comfortable and gave us great advice for staging our home. Mostly, though, she gave us her time and attention. I always felt like her most important customer! I would definitely recommend her!
ZillowVERIFIEDEvery step of the way, Joy was extremely knowledgeable, understanding, responsive and always helpful. She would answer my emails or texts within an hour - most within a few minutes. She explained what was happening every step of the way. This was the first sale for me personally, though I have been through many others by association. This was smooth and spot on. She guided me and helped me make the important decisions. I am so thankful I found her and Ray. From the very beginning, she was honest, upfront, and never let me down. I highly recommend her for the sale or buy of your next home.
ZillowVERIFIEDJoy was a pleasure to work with throughout the entire purchase process. She very skillfully guided us through a very complex negotiation. Her knowledge and experience as a real estate agent was more valuable to us than can be adequately described in this space. We highly recommend Joy Rice!!
ZillowVERIFIEDWhat an amazing experience! Joy and Ray are truly a power couple in real estate! They listed, staged and closed on my home all within 30 days. I cannot say enough about how happy I am with there superior service. I never dreamed I would be selling the beautiful home I bought from Joy less than 4 years ago. Life is full of changes and surprises.I received a full-price offer from a pre-approved buyer the first day and was able to net a profit. Ray and Joy Rice obviously do their homework, know the market and did not waste any time getting my home sold. Looking forward to working with Ray and Joy Rice again and referring them to my family and friends. These guys R-O-C-K!
ZillowVERIFIEDBeing first time home buyers and that too in a new city, we were not very sure how it was going to work out for us. Joy and Ray made it absolutely easy for us and provided us all the information and help needed during this whole process. They understood exactly what we were looking for and were able to get us our dream home very quickly. I highly appreciate their professionalism and would recommend them to anyone looking to buy/sell property in the DFW area.
ZillowVERIFIEDWe were first referred to Joy by our friends, who purchased a home in Lake Dallas a few months earlier, when we were looking to rent a house in 2012. The market in Carrollton for renters is highly aggressive and after missing a number of prime homes we contacted Joy for help. She was very quick to respond and after sending her our updated list of properties we went and saw them the next afternoon. Since we looked on our own for so long our window to move out was quickly closing, but with her help she made the process quick and painless. In 2013, it was only fitting that we would call her once again when we were serious about buying our first house. We looked online at Zillow and other sites to get an idea of what we did and did not want which helped when Joy asked for our criteria. We wanted to stay in Carrollton and quickly found out the market for buyers is even more cut-throat than it was for renters. Once we had an idea of what we wanted we hit the ground running! Between my schedule and my husbands' there is a small window that we can both look at houses together, so it was a blessing to work with Joy since she can rely on her husband Ray to meet us when she had other obligations. It was like getting two realtors for the price for one. Between the two of them and Rhonda we could always get a hold of someone to answer any and all questions (and as first time buyers we had a MOUNTAIN of them!!!)! I would definitely recommend Joy to anyone looking to sell or buy a house in DFW. I've heard horror stories and cautionary tales about how hard buying a house is, but I can now safely say it wasn't as stressful as I'd anticipated. Yes, I wrote the largest check of my life on closing day, but it was one of the happiest days of my life as well. It has been a month since we closed, and I adore this house more and more each day!
ZillowVERIFIEDJoy Rice was an amazing realtor. She priced our home correctly on the market and my house was over the weekend! She is very professional and really cares about her customers. Although I had zero experience buying and selling home, Joy was able to help me every step of the way! I plan on use her again after I graduate from Anesthesia school!
ZillowVERIFIEDWe are thankful to have worked with Ray and Joy in the purchase of our new home. They went out of their way to adjust their schedules to accommodate our narrow window of opportunity to find a home, gave sound advise in pricing and potential resale opportunities, and showed professionalism and patience in carrying us through the whole process.
ZillowVERIFIEDJoy and Ray were wonderful to work with. This was our first time selling then buying a home and they were very helpful in explaining the process, helping us pick the best time to list our home, as well as meeting with us weekly until we found the home of our dreams. I would highly recommend them to anyone looking for a home in the DFW area.
ZillowVERIFIEDWe are so grateful to both Joy and Ray for not only selling our home, in less than 1 week, but, also helping us find our new, beautiful home. Their knowledge, professionalism, and network of industry professionals helped us get through what could be one of the most stressful processes with ease. Our family is getting settled in quickly since we were able to get through the selling and buying process without any hiccups. We will always refer friends and family to Joy and Ray for their buying and selling needs.
ZillowVERIFIEDRay and Joy went the extra step of making time when I was available to see houses (Sundays). Good advice and they helped me buy a great house at a terrific price. Highly recommend. They helped me find a mortgage lender to get pre-approved and could tell me what my daily commute would be.
ZillowVERIFIEDWe feel so fortunate to have found Ray and Joy Rice when we were looking for our dream home in Flower Mound, TX. Joy was always available to accommodate my busy schedule and was dependable and prompt. After we chose our home, She did everything she could to help us negotiate a price that we felt comfortable with. And even after the close, Ray and Joy Rice have both continued to be involved and helpful. I would recommend them to anyone who is looking to purchase a home in Dallas, TX.
ZillowVERIFIEDJoy and Ray Rice were amazing realtors and we couldn't have asked for better service. Service is extremely important to both my husband and I and Joy and Ray did it flawlessly. Our schedules are hectic and they scheduled appointments around our hectic schedules. They listened to our home requirements and identified homes that met our expectations. We found our amazing home within just 2 1/2 weeks! Then it was time to sell our home and they provided recommendations to ensure our house showed well. Needless to say, they were right and our home sold within 2 weeks. The professionalism, personal touch, amazing marketing material and superior service is not only what we needed but what others deserve. I highly recommend Joy and Ray Rice to any future customer who is interested in buying or selling a home.

ZillowVERIFIEDWe are moving to Texas from Michigan and we are not familiar with the Dallas area at all. Joy Rice of Joy Rice Realty Group made the experience of finding the right home and the right neighborhood enjoyable and so easy! She knows the areas, the schools and what the client wants. We had 1 week to find the perfect house and we even got the inspection done. She has been with us every step of the way! I am so grateful we choose her as our realtor. She is one of a kind in the business!Jessica
ZillowVERIFIEDJoy Rice has sold two homes for us in the past 4 years. She has a unique eye for staging - working wonders by simply rearranging things. The first home sold for list price on the initial showing. The second home sold within a month in a down market. Most recently, she negotiated a fantastic deal for us on a new construction. Joy was there at every step along the way to ensure that the process went as planned. She was even able to get the builder to include several structural customizations that we wanted at no additional charge. Without Joy's assistance, we would have left money on the table. Thank you Joy!!!
