We discussed several cosmetic modifications we were looking to make to our house that we thought would help us sell quicker, as well as the current market conditions of Freehold Borough & the outlook of the market.Ralph insisted that we take our photos with a photographer he recommended prior to us emptying it and relocating. What a difference that made. When the house went up for sale, it was empty as we had already relocated, but through the photos, people were able to see how we used the space previously and when walking through, they could imagine their own things in the space.Three of Ralphs tactics made all the difference to our sale: 1) The photos (phenomenally talented contact aEUR" my home never looked so good as they did in these photos)2) His connections & advertising the property to potential clients and other agents before we actually hit the market3) His insistence on getting the house on the market in MarchThese three things contributed to 3 offers within 9 days of the house hitting the market. There is no question; choosing Ralph to list and sell my home was the difference of selling a home for the true and accurate value compared to giving the home away, relatively speaking. The home was an estate sale which adds a layer of complexity as I live 2 hours away and could not be there when needed repairs were done. Ralph was my proxy owner. This is not an exaggeration, not even a bit. With an estate sale, prospective buyers have a natural tendency to submit low offers with the thought that you are desperate to sell. Never once had Ralph suggested to accept an artificially low offer at the risk of losing the sale and hence his commission. He discouraged me from accepting an offer that he thought was too low and unfair. Ralph took a personal interest in selling this home. He could not have been more supportive, honest, and ethical. Ralph had been at the house countless times to let repairmen in thus allowing me to not loose time at work on top of saving in the expense of fuel and tolls. Selling this house was a challenge and can say with a high degree of accuracy, it would not have been possible to sell this home given my distance if Ralph was not the realtor. He has a wealth of knowledge with home construction, repairs and resources to suggest qualified and competent repair companies. I often took for granted that he would be there for me. Ralph has exceeded every expectation and has gone above and beyond hands down to protect my interest.
