Tyler Dietz was my agent for the sale of my parents 1865 farmhouse, and I cannot say enough good things about him. The property was unique, and it took a long time to find the right buyer for it - someone who really wanted an 1865 build, and wasn't afraid of some of the work it needed. Tyler's approach to the job was meticulous and data-driven, and his intricate knowledge of the property and its ARV (after-repair value) enabled him to fully brief buyers' agents during the showing and negotiation process. This was a long process, but Tyler was on top of every twist and turn, he kept me fully briefed throughout, I relied heavily on his advice, and he ultimately landed the plane. ZillowVERIFIED The true value of a real estate agent is absolutely clear when you chose the right agent. Luckily for me, I worked with Christa Zielke of The Chabris Group with Keller Williams. The idea of selling my home and having to pay 6% commission on a $250,000 house did not seem worth it to me. I could sell my house on my own (especially in a sellers' market) and not pay out $15,000. How wrong I truly was. From the start, Christa was professional, knowledgeable, and had an extensive list of professionals one would use when buying and selling. In additional, she either took my phone calls immediately or messaged me that she would call me back ASAP, which she would. Selling a home is one of the most stressful experiences one encounters in life. Christa said on more than one occasion that her job was to take on the stress that a buyer would typically have, as she sells houses every day and is truly an expert. During the numerous steps involved in selling a home, Christa recommended professionals to include: house inspector, HVAC expert, handy men, and movers to name several. She placed me on her listing email list and it later identified a home that I was interested in. I contacted her for a showing and on a holiday weekend she graciously and without hesitation drove out 50 minutes from her home and family to show me the house. She was early, and we toured the home and she explained to me the ins and outs of buying the home. She worked tirelessly on the paperwork, and unfortunately we didn't win the bid she was gracious in the time and energy she spent. I would not hesitate to work with her again, and neither should you.

ZillowVERIFIED We started by interviewing numerous listing agents before making our selection to go with James Harris of The Chabris Group with Keller Williams Seven Hills Realty. James was excellent at telling us, the homeowner, what we would need to do/fix in order to sell our house. He worked with us room by room to help us get a clear vision for the potential buyers. We had to do our own work on once he left to make the game plan happen but he assured us it would help us sell our property. This alone is what, for me, makes me say James Harris is an expert in his field. James took the time to look at our house and give us the reality of what buyers are really looking for not what the original homeowner wants to display. Once we were on the same page it was easy to see he was being honest about his recommendations. I think buyers can get caught up in how much they think their house is worth so James brought comparable houses to help us see what our house should be priced at and helped us set price right the first time. Once the house was staged by us and we set the price and photographer came in and the vision was set into motion. We did a coming soon on the MLS and put a sign up in front of our house. But it was the results of all that work with guidance from James was phenomenal! We did one open house and started showing but we got a full priced offer and a buyer who covered their own closing costs within 5 business days. Other houses that entered the market before us didnt sell as well and none got offers in the same timeframe we did. I cannot day enough about James Harris and The Chabris Group because we didnt think it would take that short of a timeframe to sell. But I think the best part was we followed his recommendations and we sold at full asking price and we still had other buyers wanting to look at our house. Even though, we had a pending sale sign in front of our house, which told us as the sellers, that even if the deal fell through on the buyers end wed still be in good hands. The sale went smoothly and both parties were happy. We would definitely sell with them again and I have to admit I even recommend James and The Chabris Group to my own family.
