Always speak to a lender first. The biggest disappointment is looking at homes at a higher price point that you can "comfortably " afford and having no extra cash to do the things with your family you enjoy doing. BE PREPARED!!!!

Be realistic. Everyone loves their homes . But be careful not to over improve your house for your area. Work with a realtor who will show what similar homes have sold for in your area. Price compeitive..do not over price.

Five years prior to listing her home my seller contacted due to a loss of her husband at a young age. I advised her to wait ..don't rush into any big decisions. She had young boys finishing jr. high and high school. She eventually called me and told me how much she appreciated my advice. Her home sold quickly and she went on to move out of state now that her boys were in college and the military.. We have been in contact ever since.

My older sister was my mentor. She loved selling real estate so I became her partner! Our father owner a residential construction company so I guess it has always been our blood!
