Buying a home is most likely your largest investment. Research finance options, loan programs, demographics, location, home values, schools, parks, proximity to work, etc. As you think about a location there are several things buyers may overlook especially if quiet enjoyment is preferred. How close is the Airport or Air Force Base? Large planes and jets constantly flying overhead can be a nuisance to some. The same goes for trains. The sound of the horns blowing in the middle of the night may not be preferred. Other items like proximity to amphitheaters or outdoor venues. All of these are things to consider while shopping for the perfect location. An experienced REALTOR® will be able to help you research the areas that best fit your needs. Especially if you are moving from out of the area. After you consult with an experienced REALTOR®, reach out to 2 or 3 lenders to get your financing taken care of prior to shopping for your new home. There are different loan programs for specific areas, communities, etc.
Hire a professional! The first thing to consider is safety. Who is walking through your home? Are they pre-approved for a loan? Are they really who they say they are? REALTORS® pre-screen and pre-approve their clients prior to shopping. Represented Buyers are also accommodated by their REALTOR® to ensure safety and low risk of theft or someone scouting your home for burglaries. Other advice is to consult with an Experienced REALTOR® who can help stage your home, make necessary repairs and improvements, and price your home within the market. You also want an experienced REALTOR® who can help you negotiate with offers and navigate you through the home selling process. Before hiring a REALTOR®, reach out to a friend or family member who recently sold their home and ask them what their experience was like and if they would have done anything differently. Reach out to at least 3 REALTORS® and make an appointment for them to view your home. You want to make a good decision before hiring the first person you talk to. Get a good feel for how they plan to market your home. Hiring an experienced REALTOR® will help get your home sold fast and for top dollar.

There are so many, but my most recent transaction was with a family who had their home listed two times with other agents who failed to sell the property. I was referred to them to see if I could help. The first thing I noticed when walking up to the house was the rain gutter spout bent and not even attached to the rain gutter, peeling paint on the garage and front door trim, and several dead spots throughout the front yard. Overall the home was great but needed a little TLC (when selling a home we need to make sure we walk through a home as a potential buyer would). As I walked into the home there were several boxes everywhere, and so much stuff on the kitchen counters you could hardly see the amazing granite countertops. The upstairs loft was painted bright orange and could easily see why this home was not sold. Long story short. We made a few improvements, painted the loft, decluttered the home, and took professional photos and videos. We sold their home in less than a week and for more than they had it listed for prior. An experienced REALTOR® knows what needs to be done in order to drive buyer traffic and help showcase your home better than the competition.
I started framing homes in my teens and worked for a home builder through high school and part of my college years. Watching clients walk through a home during a 4-way inspection, and throughout the building process inspired me to make sure I was doing the best work I could to make our clients happy with the build.
