ZillowVERIFIED Patty helped us with the purchase of our CT home and we absolutely loved working with her. She is knowledgeable, responsive, helpful, practical, and impeccably professional. We approached her with pretty vague requirements at the very beginning of our search as we never owned a house before. She was incredibly patient in helping us evaluate our options, and we never felt rushed. If she saw a potential maintenance or other issue or a useful feature, she would point it out, always providing helpful information to help us make a decision. She was our trusted partner during contract negotiations and closing, provided helpful contacts, and was meticulously thorough with every detail. Last but not least Patty is genuinely a nice person - kind and approachable, and a pleasure to work with. We cannot recommend her enough

ZillowVERIFIED Patty did a fabulous job selling my parents house. Since I live out of town, I relied on her expert knowledge of the housing market as well as her experience with knowing how to ready a house to sell. She was invaluable by finding vendors for minor repairs, lawn clean up, junk hauling, and housecleaning. We were in constant communication throughout and every question/concern was addressed promptly. What I was sure was going to be a daunting task, turned out to be a piece of cake! Thanks Patty.

ZillowVERIFIED Working with Patty is such a pleasure. We didnt know much about the Candlewood Lake area and didnt have any local contacts. She was so attentive and knowledgeable during our transaction, it was like having a trusted friend working for us. We were able to feel confident about the home we were buying because she patiently explained the process and connected us with local contractors when a professional opinion was needed. Pattys experience along with her smiling confidence is the key to smoothing over any difficult situation. Even after we closed on our house, she keeps in touch and we feel like we can go to her whenever we have any question whatsoever.

ZillowVERIFIED We are incredibly thankful for Patty?s help in selling our home. Knowing that I would need a realtor in the future, I kept a post card mailer from Patty after she sold a neighbor?s home. So glad I did !!! Patty?s expertise about the real estate market helped us come up with a fair asking price. She helped us prepare our home for sale with great suggestions and walked us through the many steps of the sale process. She was always available for questions and responded quickly with answers. ZillowVERIFIED A total gem! Is there a sixth star?! When we came to Patty we were in a sad state. Wed seen what we thought was our dream home with another agent/company, put in an offer and had the offer accepted. But someone came in underneath us during our due diligence and in the blink of an eye we were pushed back out on the market. Though we loved our agent at the time, we learned through this experience that it is best to know exactly where you want to live before you go about picking the team that will help you get there. We knew we wanted to live as close to North Westchester as possible, so when we got back out there (after licking our wounds) we used Zillows agent finder to get us efficiently to the folks that state that they serve this market. We combed the reviews and made 2 calls to 2 different agents. They both called back. They both had stellar reviews. They both said that even more than our agent being local, its key to get our pre-approval through a local bank because the region we were looking to live in is just this way. Whats more, the sellers representatives are often advising their clients to go for an offer from a buyer with a pre-approval of a lender they know (yes, personally) as opposed to some giant bank headquartered in Iowa. Shocking to us because the home we lost was partly due to us not having an institutional lender. Regardless, our eyes were open. When it came time to choose between the two, Patty listened diligently to what we were looking for, took a virtual video call with us to land on what was essential for our search, showed us homes that fit much of our criteria and guided our next steps with ease. The other agent never called back after our first conversation. Never even sent the follow up email they promised. So from a customer service standpoint, Patty as our agent was already a no-brainer. We got to work right away through the MLS portal, highlighting properties so she could get in touch with the listing agents and gather details on the listing and how viable our offer would be. We took 3 weekends total to land on a property. We saw 7 homes with Patty and her team. We put an offer in on the 7th home. She always had her eye on the prize for us. Our goal is to win, shed say and win we did. Things go fast in general in New York so we knew shed waste no time with submitting our offer. The acceptance followed in less than 36 hours, then we were at an inspection the same week. You get the sense that Patty is like the mayor and that she knows everyone and everyone knows her. Have you ever been invited to sit at the popular girls table? Or had backstage passes and a guided tour with the headliner? This was the experience we were treated to by working with Patty. The whole thing was frictionless. We said her name and doors opened to us. After our first go-round, it was a breath of fresh air to just let her knowledge of the process and community guide us. She has a great reputation and it shows so we trusted her recommendations for much of how we proceeded. Patty also kept our spirits high with regular check-ins as we were in escrow. She partnered with the sellers on our behalf to negotiate additional items to be included with the property sale. She has great energy and is absolutely someone you want on your team when you are on the market to purchase a home.

ZillowVERIFIED As First Time Home Buyers we were mentally preparing ourselves for the potential arduous journey of finding the ?perfect/forever? home. From the very beginning Patty put us at ease with her attention to detail when it came to curating homes to view and pointing out things that could potentially cause issues during the purchase process. She is extremely knowledgeable in her field and most importantly for us, she was in tune with what our needs and desires were as a family. Though our journey was very short lived because we were lucky enough to come upon a beautiful home, that we now own, she made sure she did everything in her power and ability to get this deal done. She is an amazing negotiator and in my opinion, carried this deal. We couldn?t be happier with her service and our new home. So We thank you Patty and you are always welcome at the A&JC residence!!

ZillowVERIFIED We used Patty to sell our home in Westchester, NY. Patty came prepared and set up a detailed game plan from day 1. She came with a stager that she works with closely with and gave great suggestions and ideas on how best to present our home. The stager provide a report and Patty then went over the report and highlighted all key items. Patty came to our house several times and provided all staging items (pillow, curtains, plants, etc.) to make our house look perfect! We listed our house, had over 40 showings and 15 offers over 4 days! We received more on our home than we ever imagined. Patty is the best!

ZillowVERIFIED Patty was our guardian angel in this very scary housing market! She has boundless knowledge of everything Westchester and limitless patience, arranging private viewings of each property that interested us - even during blizzards! To top it off, she saved us big money on our dream home by negotiating a price better than the one we were willing to throw at the seller. You can not, will not, find a more competent professional on Planet Earth. In addition, she?s a delight to have by your side during this stressful process - you?ll laugh a lot, you?ll learn a lot, and you?ll get a house! Total win!

ZillowVERIFIED Working with Patty was great. We were new to the area, trying to buy a house in a seller market with price levels we were not used to or comfortable with. Patty walked us through the process, explained the dynamics of the local housing market, helped us to balance our offers and adjust our expectations. Besides, finding a house the size we needed in the school districts we wanted was not easy, and Patty took her time to understand our needs and help us find the right place. We highly recommend working with Patty, especially if you are buying a house in this region for the first time.

ZillowVERIFIED Patty Wagner is a highly professional Realtor who has a deep knowledge base about the market in the upper Westchester & Western Connecticut areas. She helped me find my dream home on Candlewood Lake! Throughout the entire process Patty made sure that I was able to see many homes in a short timeframe, as I was searching from a distance and had to get as many showings in as possible each day I was in the area. Additionally, Patty works with many adjunct vendors who I was able to utilize, making my experience completely turn key and effortless! If you are thinking of buying or selling your home, Patty should be your first call!!!

ZillowVERIFIED Patty was and still is incredible. We could not have asked for a better agent, we really lucked out finding her. Her local knowledge and just overall knowledge about the market was incredible. She knew what we were looking for right away and even passed by and looked at properties that hit the market before we even knew it and let us know about them. Even now after closing on our dream home and being new to the area she is so resourceful and willing to go out of her way to assist us with anything we need. I didnt think that we would make a friend out of just an agent but Patty is way more than just an agent. We can truly call her a friend. If you are reading this review, dont waste your time looking any further, call Patty.

ZillowVERIFIED We met Patty at an open house we found while driving around the Yorktown area. It was as if destiny brought us to her. We were not working with a realtor and didnt know much about what we wanted. When we met Patty we were instantly impressed with her knowledge of the market and her bubbly personality. Patty was not overwhelming and immediately wanted to schedule a client meeting. We met the following week and while it took us a lot of frogs to kiss, we found our dream home with the support and enthusiasm of Patty. She is sociable and was always quick to respond to either our emails or phone calls. We would definitely recommend her! Thanks Patty!
