In 2014 we moved to Bismarck-Mandan during a very difficult time to find good hoes. He guided us on a home with beautiful surroundings and amazing finishes. When we moved at the beginning of 2016, he helped us rent the property. He found the renters (for free) and supported the paperwork and lease contract. In the intervening years he was there to support with new renters, issues on the home, and general knowledge of the market. In 2026, we decided to sell and he listed the property. He worked with the tenants in their departure, managed the restoration of the property, staged it for pictures, listed it, and then sold it. The negotiations were somewhat fraught and the deal depended on several other homes selling at the same time. At the 11th hour, the financing for one of the properties fell through. Pat was instrumental in getting that and many other issues resolved. The house sold in June, 2026.

ZillowVERIFIED If this write up came with a title it would be 'Just how many hats can one guy wear!!!' I can't say enough good about Pat and his attention to detail. I've bought and sold a few houses and, for the most part, it's a very linear process. A leads to B and on to C. But this little set of explosions required the expertise of Pat Koski to pull it off. He had to intervene on behalf of the person buying my house. He met with their banker personally to make sure all the details my 'buyer' was supposed to handle were handled. So, you'd think that is enough speed bumps in the road of home selling and buying. Well, you'd be wrong!!! The bank I was getting my loan from was GREAT. Seriously I LOVE them but, in the middle of my process, the person handling my loan quit. And, since that just wasn't enough, she had apparently NOT been saving documents we'd been sending. Well, (and hats off to her supervisor who stepped in) but about a week before the scheduled sale the list of need began to pour in from my lender. Enter Patman (yeah, shut up, a little cheese is good for the soul) but, seriously, from reports to receipts to connecting with the realtor who was representing the home I was buying, Pat was literally everywhere making sure I did not lose the house or the sale. And, sure, he made money but I swear he'd have done all this for free because he truly believes in doing things the right way. He is worth every penny you might end up paying him because no detail will get missed. He will step in wherever he is needed and, in the end, you'll have your new home, have sold your existing one or just had the best help moving on to the next adventure life is giving you. Thank you Pat for just doing what you do!!! And, in case you're wondering, the new house is awesome and my kids and I have our new home.

ZillowVERIFIED The start of our new home purchase journey really started as an idea, out of curiosity? Maybe on accident? At the end of June, My wife and I drove by an amazing home for sale in an amazing location(in bis/man area). I asked my wife to go check out this house, The house sold fast and we missed out. We contacted Pat, who was the listing agent, he asked us what we wanted out of a house, location, size, amenities? He listened so well to our concerns around selling our first home and buying our next, we had a list of wants but more importantly a list of needs. We took on few weeks of house showings and open houses, *Pat had information readily available for each location. It wasnt immediately after that beautiful home sold but rather a month, almost two months went by before we became serious about listing our first home. We scheduled a walk through with Pat whom brought a wealth of expertise and a very detailed eye for unseen value. He recommended specific yet modest upgrades that could be possible pain points for a buyer. He put a schedule or timeline together for us and kept in contact with us at every milestone. **We got a recommendation on price and time to list, which was almost a month out? I trusted Pat at this point, though, why wait so long to list? He gave me some aEURoereasonaEUR? and I said, aEURoesureaEUR? with an eyeroll, haha. Listing day came, I was up all night waiting for the listing to show up on local mls and real estate sites. It happened, the pictures of our modestly priced first home were breath taking...I absolutely was impressed. We had showings stacked on top of each other, hours at a time on some days. Five days later it got really real and got our first offer. Pat and I had a conversation and he circled around to our first conversation, when we talked about our wants and needs, it completely took me by surprise, we had that conversation nearly two months earlier. Just phenomenal. Pat guided us through the inspection and appraisal processes and helped us get through some of the frustrating parts of the contract process. He kept things in a forward moving view, I had a lot of worries that he helped by planning in phases and how it would look or help us into the next phase. Then the day came, we were signing papers on our new home! I completely understand that the process is always different and our situation was maybe unique, we listed our home Sept 18th (2019) and were in our new home Nov 1st (2019). I believe hiring Pat as our realtor had a lot to do with that movement, totally and absolutely recommend Pat. Thanks again Pat! *Pats communication was quick and on point, we spoke through all means, texts, phone and email. **Pat has outstanding marketing knowledge, he asked us to wait to list for the most aEURoeprimeaEUR? time for a seller to list, I thought it was nonsense. Pat is busy because he is successful, and he is successful because he is an excellent agent! My wife and I originally intended on building a home, and Pat guided us in the direction of a builder that we were extremely excited about. Pat facilitated a meeting between us and the builder and made sure we were asking the right questions. Then a few days later our thoughts changed and we decided we wanted to purchase pre-existing. Pat took it in stride and promptly found several listings to look at, spending a convenient Saturday afternoon showing us homes.
