ZillowVERIFIED Patrick came on very strong when I interviewed him to be our agent to help sell our home. I was somewhat uncomfortable with this style, but thought that his hard sell may be helpful in closing the home. He told me that he had a large number of buyers and a process to bring new buyers into being qualified to purchase homes. He stated that he would be bringing them to see the house personally and would be able to bring them to a close. However, in reality, he never once brought a buyer into my home and his assistant only brought in a 1 or 2 people and she only did one open house which was well attended. Despite his assurances that the house was priced correctly, his main approach is to list and lower the price. He did not provide any feedback on the showings that other agents made on the house unless I repeatedly asked for the information. He kept bullying us to keep lowering the price and to send out offers to individuals at very low prices to sell our house. When we would not listen to him, he became obviously angry. Thankfully we did not listen to him, and were able to sell our house for a reasonable price to someone brought in by another agent. Once we were under contract, it was very difficult reach him. We essentially did not hear from him again unless we repeatedly reached out to him, and he did not provide any assistance with anything after getting it under contract. In addition, on at least two occasions, including for the contract that we ultimately closed with, he did not send us the offer he had received until the next day or later. He was slow to send our counter offer to the buyers as well. Time is of the essence in real estate and I was very concerned that we were going to lose our sale because of his slow responses and lack of communication. On a side note, the company that he recommended we use for the closing was challenging to work with and made several errors on the closing documents including mixing up seller and buyer names as well as errors in the dollar amounts in the closing documents.

His thorough knowledge of the area from years of experience allowed him to narrow down my searches based on my needs of low HOA and no CDD fees, Square footage etc. Because he was on the sell side , he knew my style and amenities needed for a smooth transition for my decision to downsize. We often found ourselves sending each other the same home via text and email we found on Zillow or other search engines I used.From day one he provided me with his direct cell phone, email address and the link to the website of his real estate company that I could search for homes the day they became available and I had a means to contact him. He let me know when he would ..When he was out showing me properties, if the phone rang, he politely excused himself and took the call. So he extends his availability to new and existing clients. I was able to ask him questions any time of the day.We had a very solid buyer who met qualifications and everything was perfect until a day or two before closing. We had allowed extensions on the closing. No fault of Patrick's. He felt my disappointed me and talked to me late at night. We placed the house back on the market and immediately had a new buyer for my home.He offered me many recommendations of inspection companies , movers etc. because of the quantity of sales he has , he has a large pool of networking opportunities. He assisted on the buy side for me as well, We both found the same house the day it went on the market. He got me the very first showing. This was a home in Harrison Ranch, low HOA and no CDD debt. It had 6 potential buyers. I was in need of a home fast as mine was due to close in 30 days. His negotiation skills and relationship with the sellers Realtor, allowed me to seal the deal. Is this my dream home ? No I needed a home fast because I did not want to rent and this is temporary till my daughter graduates high school.But I will definitely use Patrick on my sell and buy side again.
