ZillowVERIFIED I had many real estate transactions done with Patricia Brand as my agent. So I had no problems in going with her to sell my house. When it came to the listing price Patricia gave me a price range. I asked for a price that was $30,000 above the maximum price range that she gave. Patricia accepted the challenge, produced a slick brochure, and had multiple open houses every week. Before the end of the first month we had a serious offer, and in less than 30 days we had closure. The listed price was $480,000 and we sold it for $470,000. Following the inspection the Buyer's team demanded a very steep price to upgrade some areas. Patricia successfully negotiated with the Buyers to reduce the price, arranged for the crew to do the upgrades at a price that was a fraction of the demanded price.

ZillowVERIFIED I contacted Patricia with questions in regards to a listing . Her response said hi and to fill out the application on the website. She did not answer any of my questions. My husband and I filled out the application and submitted the application fee. The next two days I saw they had processed out background checks and nothing else. I contacted the processor and was advised that she believed they went with another applicant and I should contact the realtor . I contacted the realtor and was advised immediately that unfortunately they went with another applicant. However the next day, the price for the listing was reduced by Patricia and the home is still on the market . There was a lack of communication . Please make sure communication is clear before submitting application and fees. We lost our money.

Patricia helped us explore our options thoroughly that ultimately resulted in the best decision for our current situation looking into the future. She and her amazing team were able to hold us by the hand from the initial phone call until we were settled in our new place. Other realtors seemed to be pushing an agenda on location, but she was able to pick up our family needs and lifestyle and helped us achieve a life-long goal of ours. We started broad, she showed us different properties around town, and drew out different scenarios. These scenarios ranged from the advantages and disadvantages of selling vs. renting out our initial property, analyzing the different proposals received, how and when to place a bid on the properties that we selected, pointing out the pros and cons of the multiple properties visited, and helping us to visualize ourselves in such properties. When bottlenecks were hit, she pushed to get them resolved gracefully and prioritized the best outcome for us. Above all, we value the honesty and transparency shown in all of the negotiations. Working with Patricia Brand and her teams (specially Janett Gutierrez) felt more like a family conversation than a business discussion.
