When the offer came in on the house, Nicole was honest with us about what she felt was reasonable and what wasn't. It was evident that she really cared about us and wanted the sale to be fair, even with it being a full-price, cash offer. In the end, it was exactly that, for both parties involved. Nicole's job didn't end with a signed contract. She remained readily available to guide and support us through the move, and even forwarded a package on to us that was delivered after we left the area. ZillowVERIFIED Nicole is amazing to work with! My husband and I were recently shopping for a second home in the Show Low area. We weren't the easiest clients to deal with because we had a VERY specific type of lot in mind. Nicole took us to dozens and dozens of homes where the house was perfect but the lot was not, or the lot was perfect, but the home was not. Don't get me wrong, she wasn't recommending houses that didn't fit our needs; it's just not always easy to tell how things really look or how a home "feels" from photographs. WE were the ones who kept asking to see these homes, even if Nicole didn't think that it was going to be what we were looking for. She was always agreeable, and was always willing to continue looking at homes with us.Nicole was so patient and so accommodating and worked with us for several months until we found what we were looking for. She very much understood and supported our quest. We all just knew that when we found the right house, we would KNOW. Because the real estate market in the White Mountains is so hot right now, it was important that we be able to see each house just as soon as it was listed. However, we live three hours away, so that wasn't always possible. Nicole was so helpful and went above-and-beyond for us by going to each home that we were potentially interested in on the first day that it listed, and either made a video that she then uploaded to us or, if we were available, would FaceTime us from the property and give us an electronic tour. Also, because the market is so hot right now, Nicole put out feelers to all of the local real estate agents to see if they had any pocket-listings that we could see before they even hit the market. She was, in fact, able to get us in to see a couple of pocket-listings, which was fabulous.On the day that we found THE house, we were to meet Nicole there to view the home. When we arrived, Nicole was already there. As soon as we pulled into the driveway she came bounding out of the house with a huge grin on her face; she was so excited and said "I think we found your house! I think we found your house! This is it! It's PERFECT!" And she was RIGHT! She found us the perfect home on the perfect lot! Again, because the market up in the White Mountain's is so hot right now, we needed to be very aggressive in our offer. Nicole suggested an escalation clause (up to our top price), so that we could increase the odds of being the highest offer. When multiple offers came in on the first day, Nicole then suggested that we write a letter to the sellers telling them about our home search, and exactly why their home was perfect for us. The following day, the seller's agent called Nicole and told her that they would be sending a counter-offer. However, the agent then called back a few minutes later and said that they would NOT be countering after all, and would be accepting our initial offer. She told Nicole to "Tell her client that the letter just got them the house AND just saved them $5000.00!" If Nicole had not suggested that letter, I have no doubt that the house would not be ours. The saga doesn't end there, however. Because we are self-employed, because it was a jumbo non-conforming loan that we were looking for, and because of COVID, it was going to prove difficult for us to find a mortgage. There just are not any lenders doing jumbo loans during COVID, especially where the buyers are self-employed. Nicole connected us with a great mortgage lender who was able to find the ONE underwriting group that would do this type of loan in the current environment.The approval process was a long and arduous one, not because of our credit, debts or assets, but simply because of COVID and our numerous businesses. Nicole stayed on top of the mortgage lender, and kept the sellers calm when the underwriters did not finish the paperwork by the initial closing date. The closing date was moved a couple of times, but Nicole stayed on top of things and kept us and the sellers apprised daily of what was happening. After many trials and tribulations, we finally successfully closed on the home.We simply cannot say enough positive things about Nicole. Her level of professionalism, her personality and her attitude, her patience with us over several months of house-hunting, her knowledge of the local area, and her expertise in negotiating were all incomparable. Her can-do attitude and her drive got us the house of our dreams, in a very difficult market. We are so grateful that we were referred to Nicole, and we cannot recommend her highly-enough. We are blessed that she came into our lives, and we are so very blessed to have found our home.If the need ever arises for us to buy or sell a home in the area again, we will DEFINITELY be using Nicole.

Despite being very clear about our expectations, it seemed she was uninterested in assisting us or simply did not understand.Local Knowledge of the rural areas is poor. The mark of a good sales agent would be to request assistance from an agent with experience. Nicole did not scout the properties before hand so we were essentially feeling our way.Process Expertise was adequate. She had the paperwork processed timely.Responsiveness was very poor. We were forced to contact her with leads. In essence, we did the leg-work and research. ALL OF IT! She also left it up to us to "let her know if we found something we wanted to look at." With previous home transactions, we have had attentive agents. Negotiation Skills were non-existent. At least from what we could tell. She never gave advice on whether the price was good considering the conditions or if we should come in lower. Did not become involved with the inspection, where agents typically advise on what to offer on discovery of defects or other issues. After the sale, there was NO follow-up. No "housewarming gift" as is customary by the buying agent. No contact whatsoever after the sale.

To me, what differentiates Nicole from many realtors who believe everything is black & white or only the standard approach is possible is her ability to think outside the normal approach to selling real estate.
