FAQ
Start with the monthly payment, not the list price. Before we tour homes in Colorado Springs, Monument or anywhere in El Paso County, I help buyers work backward from a comfortable monthly budget. That means comparing loan types, down payment options, seller concessions and rate buydowns side by side. Then look past the price tag. Property taxes, HOA dues and metro district fees can change a payment by hundreds of dollars between two homes at the same price. Rural homes with septic or wells have their own inspections and paperwork. Finally, protect your exits. A well-written Colorado contract gives you clear deadlines for inspection, appraisal and financing, so you can negotiate with confidence or walk away without risking your earnest money.
Price for the buyers you'll actually compete for, not for the number you hope to get. I price homes the way an appraiser thinks: recent sales, active competition, days on market and list-to-sale ratios in your specific Colorado Springs or Monument submarket. The first two to three weeks on market bring the most buyer activity, so the right price and strong marketing at launch protects your leverage. Prepare the home before you list it. Fix the things inspectors and appraisers flag, and skip the upgrades that won't pay you back. If you're PCSing or relocating, compare selling with keeping the home as a rental before you decide. When offers come in, look beyond the price. Concessions, repair requests, appraisal terms and closing timelines all affect your net proceeds, and I negotiate every one of them.
I've worked with first-time buyers, move-up buyers, downsizers, luxury buyers and sellers, investors, and families relocating to Colorado Springs. I specialize in incoming military families moving to Fort Carson, Peterson Space Force Base, Schriever Space Force Base, the Air Force Academy and Cheyenne Mountain, including many who buy remotely before they arrive. I also help military families who are PCSing out of Colorado Springs understand their options before they list. We compare selling now with keeping the home as a rental: projected rent, cash flow, appreciation, property management and how a VA loan on the home affects their entitlement for the next purchase. I've sold homes from about $240,000 to more than $1.6 million across Colorado Springs, Monument, Black Forest and the surrounding Pikes Peak region. I also serve as a neutral transaction broker when both parties want impartial guidance.
I started in real estate after more than 25 years as an Army spouse. We moved many times, and I've been the buyer racing a report date, buying a home sight unseen and trying to learn a new market from hundreds of miles away. I saw how much a knowledgeable, communicative agent changed those moves, and I wanted to be that person for other families. My bachelor's degree in Marketing gave me the tools to market homes well. I became licensed in Colorado in 2020 and have been a Peak Producer every year since 2023. Today I'm an Associate Broker with The Platinum Group, REALTORS®, serving Colorado Springs, Monument and the Pikes Peak region full time.
Yes. I hold the Military Relocation Professional (MRP®) designation, which is specialized training in VA loans, PCS timelines and relocating service members. I also hold the Accredited Buyer's Representative (ABR®) designation for advanced buyer representation and negotiation. I've been a Peak Producer every year since 2023, including recognition as a Peak Producers Top 100 agent, and I've been named to the Top 300 by Real Producers. I'm an Associate Broker in Colorado and have a bachelor's degree in Marketing, which shapes how I position and market listings. Beyond formal training, I focus on the local details that affect my clients' money: El Paso County septic Transfer of Title requirements, well permits, metro district taxes, HOA covenants, builder incentives, VA assumptions, and concession and rate buydown strategy.
