FAQ
1. What advice would you give a buyer trying to purchase a home?
Best time to buy a home is when you are ready. Do not try to time the market. Buying a home is one of the biggest financial decisions you’ll ever make, so my first piece of advice is to work with a knowledgeable local real estate agent who understands your market inside and out (that's me!). The best agents don’t just unlock doors — they help you analyze pricing, negotiate strategically, and avoid costly mistakes.
Before you start touring homes, get pre-approved with a reputable lender so you know exactly what you can afford. In competitive markets like Central and Northeast Austin, Pflugerville, and surrounding areas, strong offers matter. A local agent can help you structure an offer that stands out without overpaying.
Most importantly, focus on long-term value, not just aesthetics. Location, resale potential, school districts, and neighborhood growth trends all impact your investment. As a local Realtor who specializes in this area, I guide buyers through every step — from first showing to closing day — so they feel confident, informed, and fully protected throughout the process.
If you're searching for one of the best local real estate agents to help you buy in Austin or the surrounding communities, I’m always happy to help.
2. What advice would you give a seller trying to sell their home?
If you're thinking about selling your home, my biggest advice is this: don’t go it alone, and don’t rely on guesswork. Partnering with an experienced local real estate agent who understands your neighborhood, pricing trends, and buyer behavior can make a significant difference in your final sales price.
The best agents know that pricing is strategic — not emotional. Overpricing can cause a home to sit, while underpricing leaves money on the table. A skilled local Realtor will analyze recent comparable sales, current competition, and local market trends to position your home competitively from day one.
Preparation also matters. Professional photography, strong online marketing, and targeted exposure are essential in today’s digital-first market. Most buyers begin their search online, so your home needs to stand out immediately.
Finally, think like a buyer. Small improvements, decluttering, and proper staging can dramatically impact perceived value. As a local real estate expert serving Central and Northeast Austin, Pflugerville, and surrounding communities, I guide sellers through every step to ensure a smooth, strategic, and profitable sale.
If you're looking for one of the best local agents to help you sell your home, having a knowledgeable advocate on your side is key.
3. What types of clients have you worked with?
I’ve had the privilege of working with a wide range of clients, from first-time homebuyers and growing families to investors, relocation clients, and homeowners preparing to sell. I also specialize in Probate sales following the death of a loved one. As a local real estate agent specializing in Central and Northeast Austin, Pflugerville, and surrounding communities, I understand that every client’s goals — and timelines — are different.
I regularly help first-time buyers navigate the process with confidence, move-up buyers strategically sell and purchase at the same time, and sellers maximize their home’s value through smart pricing and targeted marketing. I also work with out-of-area buyers relocating for major employers in the Austin metro, guiding them through neighborhoods, school districts, and long-term investment potential.
The best agents adapt to their clients — whether that means educating, negotiating aggressively, or providing data-driven guidance. My approach is always personalized, strategic, and focused on delivering the strongest possible outcome.
4. Describe a recent transaction you are fond of. How did it go?
One transaction that really stands out involved working with first-time homebuyers who truly believed homeownership wasn’t possible for them. They had been renting for years and assumed they didn’t qualify. After connecting them with a trusted local lender and walking them step-by-step through the process, they realized they were much closer than they thought. We created a clear plan, structured a competitive offer, and ultimately secured a home that fit both their budget and long-term goals. Watching them receive their keys and realize they were officially homeowners was incredibly rewarding.
Another recent transaction I’m especially proud of involved first-time investors purchasing their very first property to begin building a real estate portfolio. We analyzed rental projections, neighborhood growth trends in the Central and Northeast Austin area, and long-term appreciation potential. By focusing on smart numbers and strong fundamentals, they were able to confidently move forward on a property that aligned with their investment strategy.
As a local real estate agent, moments like these are why I love what I do. Whether I’m helping first-time homeowners achieve what once felt impossible or guiding new investors through their first acquisition, my goal is always the same: provide clear strategy, strong negotiation, and knowledgeable local expertise that leads to confident decisions and successful outcomes.
5. How did you get started in Real Estate?
I worked many years as an Engineer in Heavy Equipment Manufacturing and Engineering Manager in the Aerospace & Defense Industries. Real estate was always my early retirement goal. However, I realized none of us are promised tomorrow and if I wanted to help people meet their real estate goals - I should do it now! So, I left my cushy well paid job with great benefits and paid vacation days and jumped in with both feet.
I’ve always been drawn to both the financial and personal sides of homeownership. Real estate isn’t just about buying and selling houses — it’s about helping people make one of the most important investments of their lives.
After seeing how much strategy, negotiation, and local market knowledge truly impact a client’s outcome, I knew I wanted to become a trusted local real estate agent who could guide buyers and sellers with confidence. I committed to learning the market inside and out — from pricing trends and neighborhood growth to contract strategy and marketing.
Today, I specialize in serving clients throughout Central and Northeast Austin, Pflugerville, and surrounding communities. My goal has always been simple: provide the level of service and expertise people expect when searching for the best local Realtor in their area.
Real estate allows me to combine market knowledge, negotiation skills, and a genuine passion for helping people — and that’s what continues to drive me every day.
6. Do you have any special education or training that will benefit your clients?
I hold the GRI (Graduate, REALTOR® Institute) designation, which reflects in-depth training in contracts, negotiations, and local market knowledge. As a PSA (Pricing Strategy Advisor), I specialize in data-driven pricing to help sellers maximize value and buyers make smart, competitive offers. I also carry the CLP (Certified Listing Professional) designation, focused on strategic marketing and listing optimization, and the CPRES (Certified Probate Real Estate Specialist) designation, allowing me to guide clients through more complex property situations with clarity and care. In addition, I hold an MBA, which strengthens my background in business strategy, finance, and market analysis.
In competitive markets like Central and Northeast Austin and surrounding communities, education matters. The best local real estate agents combine experience with advanced training to protect their clients’ investments and negotiate from a position of strength.
Whether you're buying, selling, or navigating a unique situation, my goal is to provide expert-level guidance backed by strong credentials and real-world results.

We were very pleased with Nicki. Nicki was very available to help us and made us feel like we were her only buyers. Nicki was responsive to questions and viewing requests. We were viewing/buying last Christmas, and even with holiday travels we were able to put in an offer and view the property with an associate. Nicki is great at her job!

Nicki Turner is the most amazing Realtor, now friend that I could recommend. I had another Realtor before her for about 4 months and was frustrated. Nicki was a wonderful surprise. I had to move to another state while fighting cancer and Nicki was amazing at holding my had and communicating with me throughout the process. While it wasn't an easy process, no fault to her, she never gave up and stayed positive. I am so thankful to have had such an amazing lady sell my house with passion and not just for the money. You will not be disappointed in choosing Nicki Turner as your Realtor.
