Working with Nick on my 1031 exchange was fantastic. We completed a 1031 Exchange through selling our rental property in San Jose, CA and reinvesting into a property in San Diego. We were lucky to have Nick Emerson and his team to lead us through this process. Nick spent time in advance of our exchange to educate us about 1031 Exchange rules, get clear on our main objective and motivations for completing exchange, and make sure an exchange served us for what we were trying to accomplish. When it came time to write offers, Nick provided us useful insights and information to help us determine an appropriate offering price, reason why, and where we should cap our price at to ensure the financials still made sense. With there being a 45-day identification period for replacement properties, we were very nervous about missing our deadline, but Nick always assured us of our plan and kept us calm (especially me ??) and clear headed. Nick helped us secure a 2-on-1 property two weeks after closing escrow on our San Jose property. Another awesome benefit of working with Nick, was our ability to hire his full-service management team the same day of closing, which allowed us to save time and stress knowing we were working on our rental plan simultaneously with our purchase. This is like one-stop shop service for all things investment property! Nick also interviewed and recommended a real estate agent in San Jose to help us fixing up and selling the San Jose house. He also coordinated with the Exchange Service Advisor to make sure every step we took was following IRS rules. Nick emailed us daily updates for properties that were of our interests and did HOLD investment analysis to pick out the ones with good return rate. Lastly, this was all done REMOTELY while we lived in South Carolina. Nick made this stressful 1031 exchange event a smooth and seamless process.
