1. What advice would you give a buyer trying to purchase a home?
As an agent I like to make sure that the comparable home prices and sales are shown to the potential buyer because no one likes to overpay. I also like to make sure a good home inspector inspects the home because many people anticipate cosmetic fixes but sometimes overlook the cost of the things you cannot see which can be costly. An agent who can effectively negotiate for you on initial price, repairs and terms is one you want in your corner. The transaction isn't always easy and someone who can guide you through it and who will make the right moves through closing is key.
2. What advice would you give a seller trying to sell their home?
Selling a home is stressful and there are many options out there with listing agents and services. Experience and professionalism and having your agent just a phone call or text away can make the process much less stressful. I try to answer my phone when I see a client calling or call them right back ASAP if I'm in another meeting. My team and I sell many homes each month and are continuously perfecting our craft to put the most money in our clients' pockets and make the transaction as smooth as possible. Much of our business is repeat and referral and that speaks volumes for what our clients think.
3. What types of clients have you worked with?
I have worked with all types of clients. Sellers downsizing, moving into larger homes, moving out of the area, kids selling the home of ill or deceased parents, people who are separating or divorcing and just about any scenario you can think of. I have sold homes to first time buyers, people who were retiring, people doing job relocation and to people buying for investment.
4. Describe a recent transaction you are fond of. How did it go?
I recently had a transaction where I was representing the seller and I had gotten a full price offer. After the inspection, which did show a lot of issues, some small and some big, we were hit with a 25k request for credit. Some of the items were unreasonable but nonetheless the buyer's contractor estimated everything on the list and that was what the other agent presented to us. I am pretty savvy with contracting prices (having remodeled many homes) and I made some calls to figure out what was actually necessary and what was not, and to figure out what I could get all of the repairs done for from my own contacts. The house was about 6 years old and was selling for $975,000. We were able to negotiate it all the way down to only $5,000 which was less than our contractors actually bid on the estimates.
5. How did you get started in Real Estate?
I was in college and my roommate and I thought we would like to flip a house over the summer, not knowing any details. I figured that someone would need a real estate license so I signed up for the classes and got going on them. I passed the test the first time and then we sort of tried but figured out quickly we were over our heads at that time. I went to a local real estate office while I was still in college and began training. After I graduated, I ended up moving back to my hometown and began selling homes. I have been doing this full-time since then for over 14 years!
6. Do you have any special education or training that will benefit your clients?
I am a Certified Luxury Home Marketing Specialist and have sold many higher end homes in our local market although I love listing any tile of property, from condos to luxury listings. I am also a Certified Distressed Property Expert so I know the ins and outs of homes under water on the mortgage and on foreclosures.
