About Nicholas Shrouder
Born and raised in Florida, Nicholas Shrouder has had heavy involvement in the real estate industry long before holding the title of REALTOR. After high school, Nicholas attended High Point University in North Carolina, with the full intention of returning 'home' after receiving his higher education. Nicholas began a career in real estate having bought and sold dozens of homes in his twenties while being a successful real estate investor and even still today owns rental property. Nicholas is active with the area music scenes and is also an avid outdoorsman by way of boating, spending time on the numerous bodies of water all over our great state. Nicholas is committed to assisting sellers by applying innovated tools and tactics to create maximum exposure while showing prospective buyers all the best that Central Florida has to offer.

First and foremost is BE A READY BUYER! What that means is speak with a lender prior to starting your serious home search. The market moves fast and if you are not pre-qualified or pre-approved you may very well lose out on your dream home. We want to help you find and close on your perfect home, but to make that happen you have to be ready. I can always recommend lenders if you don't have one, but a good start is your bank or credit union that you have a relationship with. Also, it does not hurt to shop for the best rates and programs. Use your power as the consumer to find the best possible rate for you!
When selling your home it can be a very emotional process. Some of the things you did to make your house a home may not be what a potential buyer would do, that what makes us all unique. As a seller, you have to understand that and not take comments personally. I do my very best to manage expectations. I let you know what can happen and what will happen throughout the transaction. At the end of the day, if your home is priced right it will sell. The market dictates value, and as a Realtor®, I make it my responsibility to be knowledgeable about the current market and to keep my clients informed.
Throughout my time as a Realtor®, I have worked with many types of clients ranging from first-time homeowners to seasoned investors. One of my favorite type of buyers is those moving to my are from out of town. I enjoy showing what my city has to offer other than just homes. I take pride in where I live, and want my clients to have that same pride once they call it home too!
During a recent transaction, I was able to work with a young couple that was buying an investment home in my area. We met online and they told me their wants in a home. They did not live in this state, however, were going to make a visit to see homes and hopefully make an offer. Upon their arrival, we met them near their hotel for coffee. We learned about them as people and then loaded into my car for day 1 of 2 of their home tour. We were able to look at a number of homes and we were even able to take them to lunch at one of my favorite spots to give them the local feel. After day 2 they decide to make an offer and it turned out to be in an area that hadn't previously considered! They liked the area so much that they are planning on purchasing a home for themselves in the area next year. It was a pleasure helping this couple find a home and showing them my city!
Before graduating college I purchased my first investment property. The years that followed I built a rental home portfolio that includes 12 homes. Through that time I also bought and sold homes after renovating them. Once I liquidated my investment portfolio down to one, I became a Realtor® and I haven't looked back. Working alongside my brother Justin we give all of our clients the attention of two rather than one. With two of us, someone is always available to answer your questions. I am constantly learning as this is an ever-changing business. My biggest strength is local knowledge, but not just about real estate. Since I have lived in Central Florida the majority of my life, I have seen the growth and I have been a part of a lot of it.
