Review My husband and I were looking to move to Knoxville from the west coast. The majority of our search had to be done via phone and internet. The Nicaud team had great Google ratings, so after not having much response from one other realtor, we decided to call this one. (I think because we had a smaller budget, the other realtor didnt make us a priority.) Jake answered the phone, and in our first conversation said hed be our boots on the ground guy. He was spot on. The market right now is crazy, and we had to put an offer same-day on a listing if we liked it, otherwise itd be in escrow the next day. Every time I saw a home we liked, we messaged Jake and he would set up a same-day walk through, did virtual tours for us, everything! He went above and beyond the entire time. Always responsive. He was great at negotiations with the selling agents. Their office is beautiful, and the entire team is like Jake - professional, kind, and on top of their game. We found our perfect home, and cannot be happier. As we grow our TN real estate portfolio, Jake will be the only realtor we use!

Jake also went out of his way in helping me find recourses like a home inspector, plumber, pest control and contractor. If he did not have an answer to something he used is his network as part of the Nic Nicoud group at Keller Williams to get the answers I needed. Jake is a realtor that earned my trust in this competitive home market. His background in construction is also an asset. Jake has a upbeat attitude and I enjoyed working with him very much.

So, when you stumble upon something a cut above the rest, you feel compelled to share it with the world! Nic and his team are truly exceptional at what they do. I?d come to Nic with a project that had just about hit every stumbling block possible, and not only did he get it sold, but for far more than I?d expected. Nic not only is a remarkably effective marketer (we had people coming to see the home before it was even listed on the MLS), but unlike the others, he combines his keen business acumen with a humanizing je ne sais quoi which transforms the impossible into the possible. First off, I am a person that is full of questions and he was always quick to answer my 5,000th question of the week, & would offer reassurance when I would start to freak out. He's patient, professional, and very knowledgeable about the process. He was honest about our home we were selling and what would help or not make a difference. When it came to looking at a new property, he would steer us away from any properties that we may want to avoid for future headaches, or what may have looked nice to us, but been much lower build quality than we were looking for. As first time home buyers new to Knoxville who had very specific location requirements, we approached the process very carefully, interviewing nearly a dozen agents. From the outset Kat and Nic stood out. They made us feel valued as clients by both coming to an initial interview and quickly demonstrated an incredible knowledge and familiarity with Knoxville and the neighborhoods we wanted to live in. Once we started working with Kat, it became clear we made the right choice, she worked around our schedule meeting evenings and weekends for showings; was very responsive; provided honest opinions and insights as we inspected houses; and moved quickly as new properties were posted. After deciding on a house, Kat deftly guided us through the overwhelming closing process helping us keep on schedule and find trustworthy people to work with at each vital step! Review We were an International move and we wanted to buy the perfect house but we needed to do it in a very compressed time frame. Daniel was awesome, showing us 30+ properties in a week. We found a perfect home in a great neighborhood and he controlled the entire process allowing us to close and move in all within 6 weeks. What's even more incredible is that we bought a house that Daniel showed us on day 1! This shows that he took our preliminary feedback and did his homework and research to find the right home for us. We found Daniel to be extremely knowledgeable on the area. Even though we had done what we thought was an exhaustive internet search of properties, Daniel showed us neighborhoods of which we weren't even aware. One thing that we especially appreciate and value about Daniel is his responsiveness. Throughout the process he always got right back to us, acknowledged our question or concern and usually had the answer right away. Review I was a little apprehensive about using a realtor from a flyer I received since my husband and I usually choose people from word of mouth. I'm so glad we chose Nic and his team and the flyers don't lie, they sold our home and several homes in our subdivision really fast. Not only did Nic sell our home fast,he made the daunting task of selling and buying a home at the same time really smooth. He was surprisingly able to move up the closing dates for us to sell and buy our home, which worked out great for my husband's work schedule. And we were able to have our closings for selling and then buying our home back to back. After our second meeting with Nic I told my husband I didn't know if I could trust Nic's optimism, but let me tell you his optimism is warranted. He gets the job done and made the whole experience of selling and buying a house very pleasant. His team is also very professional and personable. An agent of his actually named several plants on our new property and I was very impressed and grateful for all her knowledge. To sum it all up, if you're looking for a realtor in Knoxville, Nic's your guy. I am so glad my husband and I got that flyer and trusted Nic and his team with one of the most important decisions we've ever made.

Review We started our relationship with Nic by chance. We were new to the area and Nic was the listing agent of a house we just happend to checked out. We could tell by first impressions this is the guy we wanted to work with to find our Knoxville home. Nic had his work cut out for him with us because we were all over the spectrum. He entertained every idea we had and even brought some outside of the box ideas to us. Nic's knowledge of the area and market was on point and his patience with us was immeasurable. He helped us get into our condo as a transition over 4 yrs ago and we continued our relationship with him until we were able to get into our forever home in the summer of 2018. Review If moving from Washington State all the way to Tennessee isnt hard enough, try finding a house or a realtor to help when you have no clue what part to move to or what even the housing market is. After a request from my brother who already lived here we decided to go with the guy who helped him with his house, Nic. I cant say enough about this guy and how he and his team made everything seem so easy. Nic worked with me a lot when I had to travel back and forth from Washington to here. He found a lot of great houses in our price range and seemed like he know what we wanted in a house. After a couple that fell through we finally found the one. With me here and my wife in Washington we were able to FaceTime and walk through the house and know that was the one. When I had to leave the next day, all the paperwork was done over email and signing via their web site. He was great to work with and his team was awesome as well. I would highly recommend Nic and I would be sticking with him in ever house we by when we move again. Thank you for all the help and making moving here as easy as possible.
