Underwrite the lifestyle, not just the house. A home is a financial asset, but it’s also a daily experience. Walkability, noise, parking, and micro-location matter more than square footage. A “slightly smaller but better located” property often outperforms long-term. Future liquidity (who will buy this from you later?) should always be in the back of your mind.

First impressions are everything (and they’re digital). Most buyers see your home online before they ever step inside. Professional photography and video are non-negotiable. The first image needs to stop the scroll. Copy should sell a lifestyle, not just list features.
