When it came time to negotiate he was more then willing to do that as well and was upfront about what was fair to ask for and not. Overall I would say if you are looking for a home you couldnt ask for a better person to make sure you have the home of your dreams. We retained Neils services not only because we consider him a friend but since he has successfully assisted others we know in the purchase or sale of their home. Within one day we were able to find a 55 and up community close to Winter Garden that checked every box my mother in law had. In addition, Neil was able to get everything ready for the sale of her Casselberry Condo and purchase of her new Town Home within a short period of time. He went above and beyond in many ways. Neil helped us move her items, take pics to help us sell her items, checked on her place before and after Hurricane Irma and sold the place within 30 days. Without hesitation, I would 100% recommend utilizing Neils services in the sale or purchase of a new home. He has demonstrated that he will go above and beyond and treat everyone like family. The process was easy, simple, and most importantly stress free.

ZillowVERIFIED A friend of ours referred us to Neil Payne and contacting him was one of the best decisions we ever made. We live on Long Island and were looking for a vacation home/future retirement home in Orlando. We described what we were looking for to Neil, and he immediately set up a portal and populated it with potential homes fitting our "wish list". That list became more refined over the next few weeks and we had the feeling that he truly knew what we were looking for. Even more important was that it became evident that Neil was now on a mission to find us the perfect retirement home. We flew to Florida, viewed several of Neil's potential prospects, and found our home in one day. During the contract and closing period there were several issues Neil needed to address (the usual drill involving permits, etc) and he did so professionally until everything was resolved. We closed on time and are now setting up our dream retirement home. We can't thank Neil enough for the part he played in the entire process. ZillowVERIFIED Neil assisted in the sale of our old home and the purchase of our new. Our old home received an offer within 24 hours of hitting the market so our need to buy was accelerated. Neil presented homes that were within our price range and home "wants & needs" in terms of locale and design...no wasted time looking at homes that didn't match our criteria! Neil was able to guide and advise through every step of the process and was not afraid to offer his opinion when answering our questions. We had one unexpected minor structural issue with the sale home just before close and a hidden major structural issue with the purchase home post-close. Neil was able to advise and helped us quickly resolve the issues with the respective buyer & seller to our utmost satisfaction! ZillowVERIFIED Neil is a complete professional when it comes to real estate. He knows the local areas extremely well and provides appropriate guidance. He was on the "other side of the coin" so he knows the lending and closing processes. I had an issue with the Home Warranty Company, right after closing, and he was on it immediately. I enjoyed working with Neil. HIs process was impressive: I was unsure exactly what I was looking for (but sure what I DIDN'T want!), and he started our search wide within my range and asked questions to help us both narrow down the options.
