Get fully pre-approved with a local lender before you tour, so you can move quickly when the right home hits the market. In Las Vegas and Henderson, ask about HOA dues and any SID (special improvement district) payments up front, since they change your true monthly cost. If you plan to look at new construction, bring your agent on your very first visit to the builder, or you may lose the right to representation.

Base the price on recent sales, not online estimates, then invest in prep, professional photos and strong marketing so buyers see the home at its best.
