1. What advice would you give a buyer trying to purchase a home?
Interview a few agents before you begin your home search. Buying a home can be a challenging process, so find someone that is going to guide you through the process from beginning to end. Once you find the right agent, work with them exclusively. Your agent should have relationships with top lenders, be able to tell you the current status of the market and be familiar with the area that you are interested in.
2. What advice would you give a seller trying to sell their home?
Interview a few agents before making the decision to list your home. Find an agent that provides true value. Listing a home is more than taking a few photos and putting the home on the MLS. Make sure that the agent you choose is proactive and going to work to get your home sold for top dollar with the least amount of stress.
4. Describe a recent transaction you are fond of. How did it go?
I recently worked with a first-time homebuyer that was faced with some hardships in the past but still wanted to buy a home for herself and her young daughter. In under 3 weeks, we were able to find her a great home in a safe neighborhood. She was not the highest offer, but we were still able to get her offer accepted. I am so excited for her to have such a wonderful place for her daughter to grow up.
5. How did you get started in Real Estate?
I became interested in Real Estate from a young age. My parents had investment properties and I always saw a great value in providing outstanding service for people. When I was able to become licensed, I vowed to always provide top-notch service to my clients regardless of their budget.
6. Do you have any special education or training that will benefit your clients?
I have over 1000 hours of continuing education courses related to Real Estate. I am also very innovative and keep myself informed of new technologies that could benefit my clients. I am frequently asked to speak at seminars for new agents to help them understand the current market and technologies available to them.

North San Gabriel doesn't give up homes easily. Low inventory, multiple offers on everything, and sellers who can afford to be aggressive and selective. Phu navigated all of it and got us our first home. In multiple bids, he got us to the final round of counters where we were in a position to push a winning bid or walk away. He is truly a master of his craft as he was able to explain all the different scenarios and psychology of the seller and competing buyers. We interviewed three other agents and we chose Phu and his colleague Chelsea over the others because of their deep experience, professionalism, and willingness to guide us through the process as first-time buyers. Beyond his market expertise, his willingness to accommodate our busy schedule with a toddler is what really made it possible to get this home. He talked to us late at night, well after our toddler went to bed to strategize or go over inspection reports. He's really easy to talk to. He has many connections, can read other agents and glean more information that gives his client the edge in highly competitive markets. And when we won the bid, he and Chelsea used their connections to line up multiple inspections for an extremely short 7 day inspection period. We got our home not because we had the highest bid, but because of how Phu positioned us. That's the difference an elite agent makes.

Chelsea and her team did a fantastic job. I cant offer more praise for how well we worked together. I was seen as well as heard and as a result, my house sold in 9 days with three offers- I took a cash offer with a waived appraisal and loan, we negotiated a 5 figure amount for minor repair considerations and closed in 21 days. Chelsea wa instrumental in making the sale Adair to both parties and as a result, the BAC were reduced by a point!!!! She even had an appliance repaired to make sure the buyers interests were protected. The marketing was great and my house sold for $70,000 ABOVE the originally listed price.
