Make sure you hire your own inspector. Rich likes to use a buddy of his that works for realitors, not the buyer. We have lived in our house for a few months & have had plumbing, electrical & cooling issues. All were passed by Rich's buddy with flying colors. When we have had different companies out to fix the house, everyone of them has been blown away that it passed inspection. Rich was also very difficult to work with. The whole time it felt like he was working for the seller, not us. His negotiation skills are non existent & when you ask him a question, he makes you feel dumb for asking.
