1. What advice would you give a buyer trying to purchase a home?
Ask the prospective agent that you are interviewing to represent you these 8 questions -
1. How long they have had their license? Maybe they can share it with you.
2. Who does their "team" consist of? Do they have a preferred lender, home inspector, title company, house cleaner, landscaper, structural engineer, and administrative assistance? One person cannot be all to everyone!
3. Name and phone numbers of the last 3 buyers they represented.
4. How many offers did they have to write before their last buyer won a deal?
5. Do they have an administrative assistant or do they try to do it all?
6. Do they live in the area you want to buy? Are they familiar with the local schools, subdivisions, commuter options, coffee shops, etc?
7. Have them go through the contract with you be you sign anything. What contingencies can save you from losing your earnest money?
8. Ask them to explain the entire buying process from listening to your needs and wants to the settlement process.
2. What advice would you give a seller trying to sell their home?
1. Work with a LOCAL agent - No flat fee services. You get what you pay for. If you hire an unseasoned flat fee realtor you will leave $$$ on the table! Your representative must know the area to sell the area!
2. Hire an agent that has a proven repeatable system that will help you walk away with more profit.
*System - saves you stress, time, emotions, and money
3. They should have a team of trades to assist you in pre-list preparation.
4. Do a pre-list inspection - no surprise is a good surprise
5. Stage and professional photos will reap such huge benefits! The prettier the listing is the more buyers will write. Multiple offers drive the price up!
6. Pre-list marketing is huge to generate buyer interest and potentially multiple offers.
7. Complete listing with all documentation possible from the survey, list of upgrades (timelines and monetary value), utility usage, septic perk information from the county, list of conveyances, etc.
8. Listing agent must have a strategy to appeal to the appraiser. They should have an appraisal package and always meet the appraiser to do their best to ensure the appraisal comes in at contract value.
9. Listing agent should have a schedule to share marketing reports and results with you.
10. Communicate, communicate, communicate!
3. What types of clients have you worked with?
All types. I am an educator, advocate, and a giver. I am very good at what I do and I can add value to all that appreciate my boots on the ground experience. The client that trusts me to get them to the final end goal is the client I work with successfully. This is a very difficult market for everyone. Our team is trained to do as much virtually as possible, to restrict showings, to not endanger anyone, to be pro-active and cognisant of ways to be more efficient and not waste time. I work with the client that respects me as a professional and as an authority in the region.
4. Describe a recent transaction you are fond of. How did it go?
My last transaction was very emotional. I played matchmaker between a Marine family PCSing here from California and an elderly couple, Flo and Al. Flo had been admitted to a memory care facility and Al just wanted to be with his wife. It was incredibly sad and difficult. They had done nothing to prepare for this day. Our team hired a downsized to help go through all their belongings, an auctioneer to help get some money for some of their treasures, and their neighbors we an intrinsic part of caring for Al. They had to get a POA in place to act on Al's behalf. They ended up doing a yard sale to get rid of leftover "stuff". We hired a home cleaner and brought the buyer to the deal. The folks coming in from Ca. needed a home and in this seller's market, they were happy not to have to compete and bought the home as-is. It came with an El Camino which the Marine had had the same car in high school! How cool is that! The last thing that we had to take care of was finding Buster, Al, and Flo's dog a home... I went back to my database and reached out to my past clients. One of my other sellers said they would take him. So Buster got a new home, Flo and Al finally was together and my Marine Corp family bought a home without having to compete and overpay in this tight seller's market! All's well that ends well...
5. How did you get started in Real Estate?
I came into real estate because we had a terrible experience as a military family PCSing here from Las Vegas. I knew I could do a much better job. My mission in 2006-2008 was to teach military families how to do a short sale, and not jeopardize their job and clearances. These soldiers had to PCS to their next duty station. They are serving our country and most often do not have a choice about having to sell and move.
6. Do you have any special education or training that will benefit your clients?
Absolutely! I am a member of an international mastermind that meets every morning from 7-9 in an app called Clubhouse. I love this opportunity to collaborate and grow in my business to service my clients!

I would definitely reach out to a local agent. Do your homework to find someone that really knows the community your home is located in. See if they can meet you at the home so they can actually see the overall condition of the house since you have not lived in it for 6 years. It is a good time to sell even if you want to sell "as is" but be strategic in your pricing. If it needs a lot of love the agent might have investors that will be interested, Good luck!
