The availability and transparency of housing data now found on the internet has created very savvy buyers and sellers. We recognize the time and effort put forth on your part and will offer our sophisticated buyers and sellers an incentive for using our services. We will rebate to buyer clients a percentage of the buyer agent commission we receive at closing. We welcome our seller clients to negotiate with us their listing commission rate as no commission rate is set in stone

The typical real estate broker/agent represents the best interest of the seller. When you have an agent showing you your dream home; unless you have a "buyer representation agreement" with that agent, they are most likely representing the seller.
