If you're looking for the same, stop wasting time and just reach out to him!My wife and I were looking to purchase our first home in a crazy seller's market and had no experience whatsoever with the process. We did our due diligence and shopped around a bit for a real estate agent, and from the beginning Michael stood out. He was the first to respond to our initial inquiry, he was not pushy at all (he knows how good he is and doesn't need to push for business), his demeanor was warm and calm, and most importantly, he had a process in place for day 1: first, we would meet in person and go over the basics of the entire buying process, and go over the details of the working relationship should we choose to go ahead with him as our real estate agent. This was quite different from the handful of other agents we initially reached out to, and were very happy to have found someone who was willing to set aside time up front to go over everything at our own pace, without having to make any commitments.Michael is all about education and making sure you understand each step of the process, and to this end he is a) patient, and b) great at explaining things clearly. He responds to emails, texts, and his happy to get on a call as well. He came with us to every house we checked out, and was able to a) point out various things about the quality/state of the house, as a home inspector would, and b) tell us right away how accurately the house is valued and what to offer - if we were interested in putting in an offer - taking into account all relevant factors (the house itself, the current market, current interest in the house, etc.). When we found our current house, Michael nailed the offer price (without getting into too many details, it had been overpriced on the listing, and his estimation - which is what we put in as our offer - turned out to be exactly what the appraisal found). From the drafting of the offer to closing, Michael also proved very capable of handling a couple back and forths on the offer itself, and after going under contract, handled a few other small negotiations, which just made things that much simpler for us.As one would expect from someone who's been in the business for so long, Michael is also well connected and will keep the process going very smoothly w.r.t. helping you find a lender, setting up various inspections, arranging the closing meeting, etc. But most importantly, he is a straight-shooter, kind, funny, organized, knowledgable, and just a pleasure to work with.

His knowledge of various areas/locations, buildings, etc helped very much. He also was very good with negotiations and reading the other party(ies). Although today's technology keeps buyer's "plugged in" on the newest homes, it is invaluable to have someone looking out for your best interest, not to mention just a sounding board.

As a seller, the prospect of getting everything buttoned up and show ready was a daunting one. Michael spent several hours with us discussing and prioritizing necessary painting, repairs, and decluttering/staging, as well as helping us avoid unnecessary projects and expense. He got us in touch with a great landscaper and checked in weekly to make sure we were on track. Six weeks later, we were on the market. Michael understands the critical nature of online marketing and doggedly hunted down all the discrepancies and bits of old information that can haunt a real estate listing. He also understands that sellers bring their own unique perspective to the process; one gained by living in the house. He welcomed our photography input and sought us out to answer prospective buyer's questions.Michael handles the showing process with both professionalism and a warm, friendly, easygoing manner. Whether it was a buyer visiting the house via skype, or me panicking 5 minutes before a showing that I'd left all the bathroom switch plates off after painting, Michael handled it with aplomb.We received an offer within a few weeks. Michael did not pressure us to accept the offer, but helped us understand the relationship between pricing and timeframe so that we could decide, for ourselves, how it fit into our budget and schedule. He patiently handled the negotiations, helping us both keep cool heads. We had to move and get our kids enrolled at school etc., so it was invaluable that Michael coordinated and oversaw the last few inspection repairs, as well as the closing. I find too often that agents only care about their bottom line. Some only want quick sales, quick negotiations, and quick decisions. Michael Allen is one of the agents that does NOT fit that bill. The first time he contacted me, he asked me about my aspirations and goals. He asked me to tell him about myself and what exactly I was looking for. Since I was new to investment property real estate, I had a lot of questions and some butterflies. Michael answered all my questions, provided very knowledgeable and experienced advice, and counseled me through the whole process of purchasing a home. Michael Allen wasn't just my real estate agent...he was my real estate MENTOR. I will only use Michael in the greater Sea Coast area in the future. He is the best.
