Get his approval letter and find out how much his budget and budget, then go out there and view houses, so if he likes any house he can put an offer immediately. In my opinion this should be any buyer’s first step so he or she didn’t get disappointed when they saw houses that they can financially afford!

Hire a home inspector and check out all his systems AC/Heating and all his appliances as well. Keep all records regarding any updates that he might did and in which year, per example if he replaced the roof or upgraded his bathrooms.. etc. Also clear his house from things that he really doesn’t need and make more accessible to any buyers who visit to view his house. Most importantly paint the whole house with one solid colour such as: gray ,light blue or any colors that he or she might like. Finally, simple decoration and odor neutralizer that don’t add a scent is a plus. Adding one more thing which applied to houses with carpet, if seller financially can replace it will be a great step to take, if not at least professionally wash it. After doing that and of course pricing it will the house won’t last on the market for more than 10 days and the seller will get multiple offers to choose from.
