Melodee placed our home on Zillow and it sold prior to being listed on MLS. And sold it for full list price! ZillowVERIFIED Our house meant more to us than anyone could possibly understand. On a personal level we raised our young children here (Darth Vader Halloween costumes, tooth fairy visits and Curious George books read in cozy beds) but on a financial level we put an inordinate amount of money into the home, assuming we would stay there forever. But alas! Life has a way of pulling the Pottery Barn rug out from under you! It was very much an emotional decision to sell AND to find the right realtor to represent us. We met with 4 different realtors (one of whom we worked with previously and really liked): But they ALL vastly underestimated the value of of our home. They ALL compared our designer-remodeled kitchen, custom master bath, mudroom addition and children's play loft addition, new roof, windows and siding- improvements totaling almost 100k!!!) "apples to apples" with other properties in our immediate neighborhood that had zero updates in 30 years. Neither as a seller OR BUYER would I expect to ask/pay the same! Randy priced it at what we wanted- he said we were in charge, not him. And that was what made us want him to represent us. And it paid off for everyone. Randy immediately noticed the value in our home on a both emotional and financial level. He actually once lived in this exact floorplan of our subdivision years ago and hence, appreciated our improvements. He valued our property at 50K MORE than other realtors did. That's a lot! That made us feel that the others were all out to make a quick buck: list it with a low valuation and sell quickly. Big mistake for them! Randy found us a buyer without even going on the MLS listing market (I didn't know that was possible) during what is traditionally a slow time: Christmas week. We got full asking price (like I previously said and would like to stress- 50K more than other realtors said it was worth) and what is key is that it also appraised for such a valuation. He professionally represented both us and the buyers and everything went more smoothly than we could have dreamed. He was extremely accessible to us via email and text- getting a response usually within minutes (even while at one point he was - unbeknownst to us- on vacation). And bonus, he is so darn nice and friendly that you want to invite him in for tea. :) He is also representing us as buyers for our new-build home. THis is not unusual of course, except in our case he is doing this while we are living abroad during the ENTIRE 6 month building process. Normally this might make for a nervous situation but knowing he is there for us, makes it AOK. He has volunteered to do our walk-throughs on a new-build while we are away (even we know that this is above and beyond what his role actually entails, but that shows how awesome he is). So whether you are a seller OR buyer, you could not ask for more in Randy Brooks. Top-notch in every way. You will not be disappointed!!! (And I am as picky as they come!)
