Ms. Rupp was hired to appraise my house for the buyer's mortgage company. In spite of having weeks to complete the job, she filed her report two days before the closing. Her appraisal was $3000 under the agreed upon sale price; the next day -- one day before closing -- she dropped her estimate another $3000. I don't know why. She apparently did not know the local area; she certainly used questionable comps. When my real estate agent contacted her about the comps, she hung up on the agent. In my opinion, Ms. Rupp acted unprofessionally and her services as an appraiser should be avoided.
