Q: 1. What advice would you give a seller trying to sell their home?

What is my home worth? The market tells us how much your home is worth, and ultimately, what your home sells for is determined by what a Buyer is willing to pay and what a Seller is willing to accept in today’s market. Basic supply and demand economics play a key role in the housing market, and we will take this into consideration when determining the best price for your home to be listed at. I will also conduct a thorough analysis of your property compared to similar homes on the market and provide you with a Comparative Market Analysis. Understanding the competition will be helpful to see how your listing will compare to other listings in your area. We will look at recently sold comparable homes in your area, homes currently under contract. as well as local market trends and metrics. Rest assured you will be armed with all the information you need to make the final decision. A home priced competitively will generate the most buyer activity when it first hits the market and has a much greater chance of selling in a timely manner before the market moves on to newer listings. We will establish your urgency and flexibility for selling your home to get the best price possible, while meeting your timeline goals.

We cannot express enough how amazing it was to sell our home with Melissa Pascual as our realtor! We heard of her through a friend who felt the same way- and were SO glad for the referral. She was organized, professional, personable, trustworthy, knew the market, very generous with her offers of help above and beyond any expectations, and super responsive! We had very short (6 weeks) notice we were moving overseas. We flew out the day our home went on the market-so we had to rely heavily on her to ensure all was handled well. Before we left, she dropped by boxes, helped us dispose of electronic waste, and worked with us to get our home ready. She was a great resource for hiring reputable plumbers, painters, and carpet cleaners, getting them scheduled and access to the house. She helped with simple paint touch ups, cleaning, and repairs herself. She watered our plants, added additional staging items herself, and came to check on our solar system twice when concerns arose! The staging, photography,and video of our home she arranged made our home shine, and we were in escrow in less than a week. We always heard right back from her on any concern or issue. We would send communication during our evenings via email (so she could respond during her next day) and would receive word back at 1 am her time. Melissa brings customer service to new, unexpected heights, and we would recommend her to everyone in the San Diego area in need of a realtor.

Melissa Pascual is/ was impressively stellar from beginning to finished. I live 3 thousand miles away from the rental I was selling. I live in Washington D.C. Melissa in San Diego County. The first realtor I had to let go for continuous unprofessionalism. Melissa was highly recommended from my cousin in New Mexico who is also a realtor. Melissa is absolutely trustworthy, honest, amazingly patient and so efficient in navigating me through so many details and paperwork via docsign, and email. The only thing that can be said about Melissa is that she's as close to perfect at her work as a human can get. She's incredibly diligent and works somehow tirelessly for your good outcome. This was our first house buying experience. We had an agent and were unhappy with him. We'd ask questions, ask to see properties, and if he ever got back to us, the property was already gone. Most of our questions went unanswered. Melissa knows real estate inside and out. Not only does she answer your questions quickly and with enough detail that your follow up questions are usually also answered, but you can ask her all kinds of ancillary questions. She knows what dry rot looks like, she knows what laws might be kind of hinky or come into play in what districts, she knows a lot about inspection standards and pests, she even knows about interior design stuff. She has contacts at the fire department, people in agricultural or land work... basically anything you need to know that's vaguely related to buying property, she can generally find out, and quickly. Not only does she have a great wealth of information herself that's extended by her incredible network of contacts, but she will follow up with people and places that aren't responding in a way not unlike a bloodhound. There came a point where I was so exhausted by the whole process (this is common) that I couldn't even form the questions I needed about a property we were looking at. But because Melissa had taken the time to get to know what we were really looking for, she took it upon herself to contact several of her many network people to ask about fire regulations and protected species laws in the area of the property and copied us on all of it. I have learned to trust her so completely that I eventually stopped assiduously reading every document she sent me to sign. This wasn't just in one area either. We looked at places all over San Diego county and she knew something about all of them. And if she didn't know, she found out. The first time we looked at a property with her, she said the most comforting thing. She said that some people find a property their first time out and others need a year or more to find the right one for them, and it didn't matter how long it took us to find the right place. I was so relieved! It took us about 4-5 months and although the process is grueling, I almost wish it had taken longer because working with her is so easy and honestly, having her to take some of the pressure off really really helped. I wish I had her services in every aspect of my life. We're punctual people but Melissa was always at a showing before us and that was great because sometimes she had to run some interference if a seller forgot and was still at home. She took care of any number of unpleasant people through the entire process so we wouldn't have to and commiserated if it was actually someone we did have to deal with. When things started to blur together in my mind, she would explain the same thing over and over in different ways until I got it or remembered. Bottom line: You will like working with Melissa if you need someone to really explain the process to you, have no idea what you're doing, need someone to direct the vast number of communications that happen, need someone to answer questions about anything real estate connected, need someone to help reduce your stress levels, and/or need someone to give you an honest and tactful answer about contracts, negotiations, loans, or any other aspect of buying property. You might not like working with Melissa if you want to work with someone who doesn't communicate frequently. I realize this sounds silly, but Melissa will keep you well informed and some people might prefer someone who's more surface level, or once in a while, communication.

Melissa helped me sell my home and then helped me find a rental. She dealt with the landlords and advised me appropriately. When I had an ant problem with my rental right when I moved in, she helped me deal with the landlord because the landlord refused to help with the situation. It's the little things that add up - I'm sure most qualified realtors can do the basics with paperwork & process, utilize their network & resources to get things done. But does everyone go to the school office to find exactly out how interdistrict transfers work? Once we actually put an offer in, she helped us successfully negotiate and close a FSBO transaction - this included more direct interactions with the seller than the buyer's realtor normally does (and had to steer the seller to manager their expectations, since they were missing that element on their end). She also hooked us up with a wonderful lender, and we were able to come in with a strong pre-approval to support our offer. I'm hoping we don't have to buy a home again in San Diego, but if we did, I'd use Melissa in a heartbeat!
