ZillowVERIFIEDWe worked with Melissa for approximately nine months to sell our home, and unfortunately, I cannot recommend her as a listing agent. Our frustration is not simply that our home did not sell. We understand that no realtor can guarantee a buyer. Our concern was the lack of proactive strategy, professional guidance, and ownership we experienced throughout the listing. As months progressed with very limited activity, I increasingly felt that I was the one driving the strategy. I repeatedly asked what we could change, what additional marketing could be done, and what our options were. Rather than receiving a clear strategic plan, we were repeatedly told that she tried every trick in the book, and repeatedly blamed market conditions and the homes floor plan. Eventually, I specifically requested a comprehensive strategy discussion. Melissa took this from a park bench, and again asserted that she had already tried everything in the book, and the market is bad. She had a presentation that she said she prepared but did not share it on the call. The presentation we received afterward was particularly disappointing. It contained recommendations that contradicted guidance we had been receiving for months from her, including price reductions that she has repeatedly discouraged. After months of asking if we needed to reduce price to get traction, she continuously asserted that we were priced right, and then sent us a presentation that suggested a price drop $25k below where she had recently told us was the right price. This diminished our confidence in the representation we were receiving. In addition, the presentation she provided us was clearly AI generated. AI is a powerful tool, and I absolutely believe it should be leveraged in many facets, however, she sent us a copy with a slide titled "script to say to seller", with notes in the PowerPoint essentially giving her advice on how to navigate the communication with us. That ultimately became the central issue for us: we hired a real estate professional because we wanted an expert to guide the sale of our home, but over time I felt increasingly responsible for proposing new strategies and ideas. When we eventually decided the relationship was no longer working and asked about terminating our listing agreement, the experience deteriorated further. What began as a request to understand our options turned into weeks of delayed communication and escalation through multiple levels of Coldwell Banker management before the matter was ultimately resolved. I began to have additional ethics concerns, as prior to the termination escalation, Melissa had shared that she had spent "$1000's" of her own money marketing our property, and through negotiation, we found that number was actually $764, and when we requested receipts for these, the agency was reluctant to provide. Throughout the termination process, we remained willing to communicate and reach an amicable resolution. the amount of effort and chasing we had to do to to be connected to the correct people, receive answers and complete the termination reinforced why we had lost confidence in the relationship in the first place. The entire termination experience with other office management was incredibly unprofessional and unacceptable. Terminating a contract three months early due to being unsatisfied with our representation turned into three weeks of delayed communication, unprofessional conduct, and no accountability from Melissa or anyone else we had to negotiate with at Coldwell Banker. There were certainly positive interactions with Melissa during the many months we worked together, and we had actually hired Melissa to help us purchase this same property three years ago, and chose to use her again when it came time to sell. I do not question that she wanted our house to sell. But wanting a property to sell and planning the proactive strategy, communication, pricing and professional leadership necessary to navigate selling a house are different things. For sellers, I would not recommend using Melissa as your listing agent. And I would absolutely not recommend Coldwell Banker Realty at all. Our experience was truly terrible.
