Q: 1. What advice would you give a buyer trying to purchase a home?

Lean on an experienced agent who can guide you around the pitfalls of purchasing a home. There are complexities in the age and condition of the home, in the inspections, in the negotiation process and also in the details of the contract itself. This is not the time to do your newly licensed real estate friend a favor.

Q: 2. What advice would you give a seller trying to sell their home?

Lean on an experienced agent to help you determine what needs to be done to the home -if anything, to get the most favorable price and terms. I like to tell my clients we only have one chance to make a great first impression, we need to get it right. The marketing is just as important as the home being sold.

Q: 3. What types of clients have you worked with?

I have worked with clients that were first-time buyers, clients that were selling and moving-up into a bigger home and clients that were selling and downsizing into a smaller home. I have also worked with clients that were selling due to an inheritance as well as clients who bought investment properties.

Q: 4. Describe a recent transaction you are fond of. How did it go?

My clients had a growing family and they needed more room. With young kids not of school age at home, the dad needed a quiet space to conduct business at home. He was working in the unheated garage in Nov/Dec and I think it was taking a toll on him. They contacted me to help them get into a larger home. We found a nice looking bigger home that was in the same school district meaning the older kids didn't have to change school districts mid-year. However the inspections I recommended had found many problems with the property. I helped to document each problem and used this list to negotiation on each repair item. They were considerable repairs that ran in the tens-of-thousands-of-dollars. With calm guidance, and a little pushing, we got through each repair item along with the seller's cooperation. My clients were elated to move-in to their bigger new home!

Q: 5. How did you get started in Real Estate?

I purchased my first property at the age of 25, A year later I was a landlord, I later sold this property, went thru a 1031 x-change and bought an apartment building. I have always been attracted to real estate and thought it would be a good idea to be a licensed agent. I first passed the real estate exam in 2004 but was too busy with my other businesses. Covid happened and I closed my other business in March. I re-took the real estate exam and started my career as a licensed Realtor in July 2020.

Q: 6. Do you have any special education or training that will benefit your clients?

I started with an engineering background. Prior to my real estate career, I had experience running a successful small business. I have bought and managed my own long/mid/short term rental properties. This unique experiences combined with practicing real estate since 2020 allows me to help guide my clients thru the complex process of a real estate transaction with confidence.

Yes it is still the sellers market. And its not easy to have an offer accepted. Add to that the humongous documents to read and understand as a new buyer and itll soon feel like ages since you had a good nights sleep! Thats when agents like Matthew Minic come to the rescue. It was roughly a 3 months journey that took us to becoming first time home owners. Right from the beginning, Matt helped me understand the process, the dynamics of the real estate, and where to begin with. Thanks to his knowledge and expertise in the field, I never felt like being overwhelmed. Before placing the offer, he walked me through the bits and pieces of it and helped me get a thorough understanding of it. I still remember bombarding him with tons of newbie questions and he would be patiently answering every one of them. You finally get into the contract, and then what -- you have a dozen critical selections to make (the lender, homeowners insurance, new-home warranty) and decisions to take based on the inspections (home, termite, foundation, etc.). Matt provided me with references to some really good brokers and inspectors, which I found greatly useful. In particular, his help with the insurace broker was of paramount importance, simply because getting a new policy in California has now become literally next to impossible. Among all the great attributes of Matt, I think the one that truly sticks one and worth mentioning here is his dedication towards his duty as a realtor. It was through this dedication that he was able to detect a critical issue in this propertys foundation which was missed even by the home inspector. It was an issue with the foundation rebards having rusted endings, something thats small enough to be overlooked but big enough to lead to major issues if not treated in time. Now being a homeowner, whenever I would look back and ponder over one of the major decisions I took in my life for my family, I would never forget the critical role that Matt played in it, and would ever be grateful to him, and to my Lord Jesus for this great blessing in the person of Matthew Minic!
