Buying a home in a tough market requires understanding the tradeoffs available to you. You need patience and perseverance, or you could put yourself in a position to over pay.

No matter how good the market, if your home isn't ready, it could be costly. In a tight market, most of the buyers are through your home in the first 10 days - so you really don't get a second chance to make a first impression!!

I work with many first time home buyers, investors, 2nd time home buyers and downsizers. With 14 years in the business, I'm ready for all buyers/sellers, regardless of price point or location.

Recently, I had a couple who had a very narrow search area. A home that had been previously sold came back on the market - at a lower price that was a value in this market. Recognizing that if we hurried we might be able to tie it up, we did so and avoided a bid war. Then we needed to sell their property, and we knew a builder might have an interest, so we hammered out a top of the market deal for cash and a 30 day close. They were thrilled - no carry costs for 2 homes and top dollar!

My start in real estate was a long an winding road - but I was helped by my family who has been selling in this area since the 1980's.
