Mary Jane Gepford's connection to Higgins Lake and Roscommon real estate spans more than five decades. She began working in a Roscommon brokerage office at just 17 years old. That early exposure sparked a lifelong understanding of how property transactions function behind the scenes -- not just how they're marketed. In her early 20s, Mary Jane worked in the Roscommon County Treasurer's office, where she became deeply familiar with property taxation, parcel splits, easements, and land ownership records. This experience provided her with a structural understanding of how property is assessed, transferred, and maintained within the county system. She later worked for a prominent real estate attorney, gaining firsthand insight into deeds, title issues, land contracts, probate property, and dispute resolution. Her experience expanded further while working for a local title company in Roscommon, where she learned the mechanics of chain of title, legal descriptions, curative work, and lender requirements. Mary Jane also served as Treasurer of Lyon Township at Higgins Lake. During her time on the township board, she was directly involved in addressing road-end access issues and ownership clarification -- a critical component of lake-access property rights. After 15 years living and working in Traverse City as a Respiratory Therapist, Mary Jane returned home to Higgins Lake with both professional maturity and renewed focus.
