As an agent with 21 years experience when I walk into a home I'm looking for the following items and I always encourage my clients to look for: First : Signs of water issues Look under sinks, around windows, and at ceilings for stains, warped wood, or fresh paint patches. Water problems are one of the most common and expensive issues in homes. Second : How old are the major systems like HVAC, water heater, electrical, roof, plumbing and how do they look. Sometimes older systems that have been well maintained will still provide many years of service. We'll get a deeper dive on these in the inspection of course. Third : Storage and layout functionality are next on the list and making sure there are enough closets, pantry storage and a practical flow for your lifestyle is very important as well. Lastly I focus on The neighborhood environment. Pay attention to traffic, noise, parking, and nearby activity. If this is the home you see yourself living in I recommend driving by at different times of day to see how the area changes and if time permits even doing a weekend visit.
