We actually had to move out of the Orlando area for awhile before we were ready to commit to a purchase. That didnt deter Mark. We made arrangements to fly down to FL and meet up with Mark. Mark spent several days showing us the area and various homes. We were able to find the one we wanted to buy. In the months following, Mark sent us pictures and even a video of the progress of our home's construction. We weren't able to fly down for the pre-drywall inspection, so Mark used FaceTime with us so we could be a part of it. He was with us for the walk through and the closing. ZillowVERIFIED Choosing a realtor can be arduous and stressful- it is a BIG decision! My husband and I were ready to make a decision when a friend pushed us to at least have a conversation with Mark as he definitely has his finger on the pulse of our neighborhood. We are SO glad we listened!I was immediately impressed with Mark's local knowledge. For example, when we met he knew the exact number of homes in Winter Garden that were at our competitive price point (less than $400K) that had a pool (as did we). When it came down to the process he did not disappoint. Mark does not hire someone to help stage your house, but I can see now that he doesn't need to. Upon request from me, he came to the house and went from room to room telling me what to do as I took lots of notes. We have a LOT of stuff and had a lot of work to do! It takes great communication skills to be able to provide that type of feedback (essentially "Hide that", "Make that look better") to someone you don't know all too well! His opinions paid off as our home showed BEAUTIFULLY and we had an offer VERY close to asking price in less than 48 hours. His communication left nothing to be desired. He stayed in continuous contact with us for the 36+/- hours our house was not "Pending Sale" to discuss potential offers as well as guide us through negotiations on price. My only regret is that when our home appraised for less than the offer price (a neighbor sold for WAY under value- something we simply could not get around when there were so few homes in the neighborhood to pull comps on so this was not Mark's fault AT ALL) and we had to lower our price on our contract, I should have taken the inclusion of my washer and dryer off of the contract. I loved that set and that would have saved me over 2 grand in the long run! Should he have thought of this? I don't know, but I do know moving/selling/buying/relocating is stressful and overwhelming and he was aware of how much I hated to let it go.Mark hires a professional photographer for both still shots as well as a Matador camera for creating a dollhouse image and walk-through experience for potential buyers. The pictures were stunning and so was the "walk-through virtual tour". I will add that the matador camera is relatively new technology being used and not a lot of realtors do this yet! I also think the order in which he placed the images of our house (on our MLS listing thus Zillow, etc) was SPOT ON and his lengthy description did a great job highlighting why our house would be a desirable HOME for others. He really does go all out to give you your best chance of a quick sale at top value for your home. We had a LOT of requests to see our home within an hour of the listing going live. Clock Tower Realty/Mark's marketing is top notch! My husband kept asking me "Aren't you glad we picked Mark?" and I was indifferent until our first showing. I hadn't had a reason to feel one way or another I suppose... Well, we had a leaky aluminum roof out back by the pool that was scheduled to be repaired, but hadn't been done yet. Our first showing was during heavy rain- so it was "raining" on our covered patio outback. Mark proactively called the buyers' agents to head this issue off at the pass so they wouldn't be surprised or worried. THAT is when I knew we picked the right guy.We signed our closing documents for the sale of our home early as we sold our home and purchased another (2+ hours away) on the same day, so perhaps this is normal, but I was a little disappointed that Mark did not attend our closing. He IS the hired expert, netting a sizable commission I might add, in this process. It is the "final threading of the needle" as a seller and it would have been reassuring to have him present. Not to mention we agreed to provide a $400 Home Warranty that was a listed contingency in our buyer/seller contract that the Title Agency forgot to included. Not a huge deal, but we ended up paying for that a week or so later with a credit card (a pain to have to track for expenses, etc). I do not think that would have been an oversight had he been there as he was in regular communication with me regarding "contingencies to close". Would we hire Mark again? In a heartbeat! All in all, he is a fantastic real estate agent and broker and I would recommend him with confidence to anyone who is selling or buying, or both! And if you are in the Winter Garden area then he is a definite must!
