After we moved out, Mark laid out a strategic plan to sell our home for top dollar. He organized a painting company to repaint the entire house, organized the replacement of all kitchen appliances and light fixtures. Yes, these expenses cost money, but it was money well spent because I estimated that for every dollar we spent preparing the house for sale, we received back $2. Additionally, he had the house beautifully staged, at his expense as a part of the services, he provides. Our home was sold in 10 days in January with two competitive offers. I think our home sold at the highest price in our zip code for at least the past 6 months. He acted like a General Contractor getting together the best flooring company in place MD carpet and Tile Michael Haddad to redo all the wood florring, lay new carpeting in basement and redo flooring in back basement. He had SDF's Eric Wasli do an aweome job in getting the house updated from repairing walls to painting to installing lighting fixtures etc made the house fresh and as current as possible. He had Star Maids do a thorough cleaning of the house to make it clean for sale. Additionally, Mark's recommendation to open the pool made the house in my opinion which made the home an an even better and more attaractive property for the new family to purchase it. After the loss of our mom the family house needed to be sold and we contacted several real estate agents to interview. As a result of Mark Days professional presentation, his success in selling houses, good humor, honesty, and realistic approach, he was the winner. Through Marks guidance we decided to fix up the house for maximum resale value vs selling aEUR~as is. Our house was unique (older home, several acres, barn and horse paddocks) and needed significant work and upgrades. One concern was everyone in our family was busy and the time-consuming process of finding and dealing with contractors would have been overwhelming. No problem, Mark took over the added task of managing the entire process. Mark acted as the general contractor and that was a lot of work. What a relief! The whole process required a lot of communication and Mark worked closely with us and kept us well informed. Once completed we chose to have the house staged and Mark Day and his assistant did an amazing job and the house never looked better when it went on the market. Unfortunately for us, after years of interest rates being low the timing of our sale was after several interest rate increases. The market climate had changed rapidly. He sold the house for an excellent price within four days after it was listed.We first contacted him in late 2019, and he provided us with an extensive "spruce up" list of recommended upgrades. Due to the pandemic, we put our plans on hold.When we recontacted him early in 2021, he immediately updated the spruce up list and , contacted contractors (with whom he apparently works frequently). On his recommendation, we moved out and the contractors performed the work very well under his supervision. He arranged to expedite the final repairs to meet our target date for putting the house on the market.I was initially skeptical of some of the recommended upgrades, both for reasons of style and costs. However, I was wrong. Without his efforts and the repairs he recommended, our house would not have sold as quickly or for such a good price.

He helped us both to purchase our new home and to sell our old home, and his expertise was invaluable from the beginning to the end of the process. He twice made the trek to meet with us at our house to accommodate our limitations with two young kids, and he worked with our mortgage broker to find a way to accommodate our request to purchase a new house before selling our old one. He was unfailingly professional, patient, and encouraging throughout the buying and selling process, and always made himself available to answer our many questions promptly through phone and email. He even gave us a discount on our broker fees because we had worked with him in the past. And he continued to help us with questions even after both settlements were completed.When we found a house we liked as a result of an open house visit, Mark made himself available on (Super Bowl) Sunday afternoon to give us a second tour of the house on only a couple of hours notice. When we found out that same day that there were four other competing offers on the house, we relied on his experience to help us put together a bid that was attractive to the sellers and to pull the paperwork (including the pre-approval from the mortgage broker) together quickly enough to get the bid submitted in time to meet the sellers' deadline that same evening. Thanks to his experience and expert negotiating skills, we were able to beat out four other offers and obtain the house that we wanted! Mark also handled all the inspections and other issues that came up during the period between the contract date and the settlement date with minimal involvement from us, and negotiated a last minute reduction in our settlement costs. He even provided pizza for us and for all of our friends assisting us on move-in day! Thanks to him, we are in a house that perfectly suits our family.Mark also did a wonderful job selling our old house. He took the time to look over it in detail and provide helpful suggestions about what repairs/updates we should do to get it ready for sale, as well as recommending reliable people to do the work. He moved quickly to list the house once the repairs were done, and thanks to his photographer and stager, the online photos of the house were stunning. His strategy of waiting for several days to accept offers, until after the open house, resulted in several competing offers in a short period of time and a contract price on the house that was higher than our already aggressive listing price.
