So why would I think he would be the best realtor for me to hire for the sale of our principle residence in Tustin Ranch?? This was the question I struggled to answer when I was interviewing several realtors for the job of listing and selling my home of 21 years. Surely, I needed someone who knew the neighborhood like the back of their hand and whose name was one I'd seen on most of my friends' and neighbors' yards.Read on.I was referred to Tim by a good friend. I pretty much interviewed him as a courtesy to that friend. Tim had some different ideas about how to present or stage our home that my wife and I were not sure would work in our area of more relatively "modest" homes compared to the multi-million dollar listings in the coastal area. But when it came time to discuss listing prices and thoughts with the various realtors we were interviewing, Tim separated himself from the pack. He not only recommended the highest listing price of the realtors we were finalizing our decision amongst, he went through his methodical approach as to how he was coming up with his listing price. His analyst background revealed a level of sophistication that I didn't see in his competitors. But I needed one final commitment from Tim before we engaged him - I needed him to round up his vast connections for painting, handymen, landscape renovation, window cleaners, housecleaners, etc. I didn't have time or the network for that and had an inkling that Tim could deliver. And he did!!! And probably saved me thousands of dollars in the process - not just because of more efficient rates from his contacts, but in advising me in several instances not to do some deferred maintenance issues that he didn't believe would affect the sale.So about six weeks later, with all the prep work completed, we were ready for Tim's photographer to take pictures of our house. As positive as I felt about my decision to list with Tim, I was anxious to see how his photographer would capture our house. Tim had sung his photographer's praises as one of the best in the business and I'd seen his work and was very impressed, but when I saw the pictures he did of OUR house, I was blown away. My young adult kids who grew up in that home didn't recognize it from the pictures!! It looked like a brand new model home and the lighting and angles of his shots enhanced aspect of it - interior, exterior and lawns. I wondered why the heck we were selling our home!!!!The house was listed on a Monday, with a realtor preview on the following Wednesday, and by early the next week we had five offers. A few days later we had a sixth. All of the offers were from qualified buyers and two of them were above the listing price. Tim showed his expert negotiation skills during the short back and forth process that followed as we narrowed down and finally signed with our buyer. The escrow period went smoothly as did the closing. If you've read this long-winded review, you obviously know why I've given Tim five stars across the board. He's an extremely capable realtor and has a great team working for him. In our case, one of his associates, Mahlia Rittenhouse, was very involved in our process from start to finish. Mahlia was equally great and extremely responsive. No task was too small for Mahlia to attend to for us. She's a great asset to Tim! Would we use them again? Absolutely! Would we recommend them to others to use? Only if you want to sell your house at top dollar in the quickest time frame!!!
