We met Lou online from Zillow, always wanted to say that, as my wife and I really were not in the market to move but we were bored one weekend and decided to go see a house that had been on the market for a few months with a lot more land than we currently had. From the second we met Lou, he instantly impressed us with his knowledge, professionalism and passion for business. It is such a refreshing feeling to meet someone who really enjoys their job. The property had recently had a price cut but Lou knew exactly which buttons to push. He crafted us a winning offer with additional price concessions. The contract also included all the major out clauses that protected us 100%. Lou was there every step of the process and when our septic inspection didn?t pass, he was there to ensure it was properly fixed. He even found issues that our home inspector missed. I?ll never forget a week prior to closing Lou sat us down and said if you are not 100% in love with the property we can walk away today, and I will find you one that you are in love with. After a month of work, he was willing to walk away and start over. His true character came out that day. We decided to use Lou to help sell our current property as we were moving locally, and we were lucky enough to get to move into the new house first. Lou spent days with us explaining the pros and cons of every sale in our area as well as homes currently listed. He put together a project timeline and an action plan to help minimize costs to get us to our open house that would create a buzz, increase the asking price and hopefully lead to multiple offers. After we finished our part Lou took over the rest of the process and took away all the pressure of preparing our house. As open house day approached, we could see that Lou had been back multiple times to swap out lights, change the colors of handles on the kitchen cabinets, add a plant, apply some caulking to the shower or move a piece of the stage furniture around. He had a vested monetary and time interest in wanting to help us get the best possible price. I came to the realization Lou was a perfectionist and didn?t want to leave anything to chance. I?m even convinced he practiced how each step of the walk throughs with potential buyers would take place. Just what you want in your realtor. We had followed Lou?s strategy and our asking price from the initial meeting changed dramatically and we all agreed to list at the higher end even though a house in the neighborhood had recently sold at a much lower end. Our open house was Friday through Sunday and there was Lou with his passion, getting to know every person personally and highlighting every feature of the house. He was executing the plan he had proposed to us a month before. We went into this with the expectations of hoping to get an offer just below asking price and hoping to close before the second mortgage kicked in. Monday came around and Lou presented us with multiple offers and the pros and cons of each as well as a personal story about each family. Lou had created the perfect storm and now as a seller he knew again exactly which buttons to press to get an even better offer. We signed our offer letter $22,500 over the already elevated asking price and all the major contingencies were negotiated away. Lou even got a large earnest deposit for us. We closed 3 weeks later, and Lou was there every step of the closing process. In fact, 4 days prior to closing Lou had one more card to play and got the Title Company to further reduce their fees. This was our first time in this type of situation and to us there was no buyer nor seller remorse, and it felt like we had won both sides. Lou had built a flawless Business Plan to elevate our house to make it unique and he executed it perfectly. Looking back at everything, I know 100% if we had not followed Lou?s lead on how to do everything the outcome would have been much different.
