First, choose a realtor that communicates effectively and efficiently and stick with them for any property you find interest in, and let them know your game plan. Then get prequalified to see what type of loan you will be using and what price range you can shop in and forward your prequalification letter to your realtor. Then take a day to go look at multiple properties that fall within your loan requirements. And most importantly when you find a property you like tell your realtor and make an offer quickly! This is very important in this current market because if you have an interest in a property more than likely 5+ other people do too!
Make sure that you have living arrangements set in place for when your house sells. When you find a property you like and want make a strong offer ASAP! I would recommend using the same realtor you use to sell your house to also help you find your new house.
