ZillowVERIFIED I arrived in Tyler Texas September 14, 2021 with my other half, 2 female Boxers and I would say 1/3rd of our belongings. We had been on the road 3 nights and 4 days. Crashing 12 hrs didn't provide energy or clarity of thought. With money in the bank for a nice house in Tyler, I felt vulnerable. Humm, technically homeless for the first time ever! & I'm 74. But no time for those thoughts.. I worked 2 full days & nights to learn neighborhoods, prices. Decisions. I was drawn to a wide range of properties and prices. The unknown had haunted me for 4 months. I wondered if it was winning. Weary from wearing the many hats selling, packing up, moving prior to buying was like too much.. Zillow.com assigned me realtor Lisa Stevens. I told her upfront I was advised to find a realtor was willing to negotiate on my behalf..Seems that I am deficient in the fine art of... She understood accepted. To me she seemed too busy... Humm, busy. Then she must be good. The week blurred by. Thursday Lisa asked for the list of my top 5 properties. We would see Friday afternoon. I was frantic. Again, online until... I emailed my list early Friday morning. Even though I had not seriously about House #5 ever being mine I thought it was Amazing and had to list it. I thought was impossible, not practical yet so Amazing wanted badly to see it. At noon Lisa called saying 3 of the 5 had gone under contract. The vet took longer than expected so I called Lisa to say we would be at #4 about 10 minutes late. She was there, saw it was steps away from fast moving traffic. Knowing we had dogs and the sound of cars speeding past 24/7. No, that was not a good choice. We had 45mins before the appointment to see #5 which I still refer to "House Amazing". Lisa suggested we see a FSBO in completely different area. Arriving to their in your face opinionated yard signs told the story of what was inside. The male owner opened the door wearing no mask. He made no eye contact. I was shunned by his abrupt turn to his left to avoiding the Gentleman's Handshake offered. The negativity was palpably uncomfortable and I went out towards our car. Still we had time to kill before seeing HA. I was so ready to see this magnificent creation and thought this guy is a younger me with a ton of money. 6:30 came and we were inside. Before I saw everything I said I would like to make a 95% cash offer. Lisa was attentive but did nothing, said nothing. It was good that she let me think. A few minutes later I said make it a 98% cash offer. Driving to my flea bag hotel I decided to let go of the $ cauz I really like and want it. I didn't want to aggregate the sellers by negotiating petty percentages less so I asked Lisa to make a full price cash offer. About 14 hours later I got word the offer was accepted. Monday morning the PSA and my Deposit were at title. Lisa got the right inspector, roofer, pool people, etc. On the 2nd Friday after seeing HA,on October 1st , the 10th business day at title or 14 calendar days since I making the offer closing was called. I made final payment and The Beautiful and Wonderful Ms. LISA STEVENS met us at House Amazing, gave us the keys, a lovely gift and here I sit Amazed. I give thanks to all for the privilege of taking care of HA for a while. Thank you Lisa, Thank you everything. The magic you worked behind the scenes, the way you supported me and silently guided me to successfully negotiate a deal to purchase was very well done, professionally, politely, painlessly, and you cleverly worked in a boost of confidence for my negotiation abilities... I thrive on personal growth. One more thing. You know your stuff and you present it to me your buyer in the nicest possible way. Very matters of fact and very accurate information, explanations are clearly understood and your presentations are with care and patience. I know I already... but it is worth saying again.
