When our love one passed in Boynton Beach and we were so far away in CA, we knew we needed a real pro on our side. We started out searching for an agent with both CRS and GRI designations (which is rare but worth the search because we believe it proves satisfied clients over a long period of time and an ongoing commitment to education and improvement). Now that the transaction has closed, and even though her contract structuring and negotiating skills were a lifesaver, we realize it was probably Lindas people skills that helped us more than anything. It seems real estate agents have to play different roles at different times. Sometimes a salesperson, sometimes a therapist, sometimes a valuation expert, sometimes a project manager, sometimes a hard-nosed negotiator, and sometimes a gentle facilitator to bring other agents, buyers, lenders, HOAs, inspectors, escrow officers, etc., to the table to figure things out. Lindas experience and tact was evident as she moved among those roles with such subtlety that we hardly noticed because everything seemed to just fall into place. Not that it was a simple transaction! Linda managed tricky offers and counteroffers, trust documents, clearing out furniture, coordinating Goodwill, arranging repair work and many other things. But she made it easy for us during a stressful time and we appreciate her for that. Linda inspected the residence, gave me her (very accurate) assessment, and explained that the front door lock had become unlockable. She then engaged a locksmith, and was onsite with him during the repair process.We discussed appropriate pricing for the condo, and Linda had an MLS online a couple of days later. We had an offer within days, and then another, with Linda keeping me abreast the entire time. We accepted the highest offer, and Linda then contacted the water company to turn on the water for the inspection, checking for any leaks beforehand.The sale was complete in little more than a month, with most signatures happening virtually, in real-time, via secure online signing software. What an advantage *that* is, when dealing with a remote sale. Linda was engaged. patient, and friendly through this entire process.I would recommend Linda without hesitation.

She had sold two other houses on our street and was the obvious choice, but we still did our research and met with other realtors before we made the final commitment. She responded to my emails and phone calls in a timely manner. When it was noted I had a small leak she got a plumber in to fix the problem the next day. She not only sold our son his first home a couple of years ago that was a foreclosure with many problems that she helped him through but also helped this past year in 2013 to list our home as a "Short Sale." She put us in touch with a very good Short Sale lawyer who kept us apprised of what was going on. She listed our home September 3, 2013 and by September 10, 2013 we had chosen the Buyer out of five different bids. Now came the Bank dealings which the lawyer and our realtor, Linda, kept us informed. Linda kept papers moving that needed to be signed by us and delivered to the lawyer for our Bank. During all of this my husband, who was terminal, passed away in November 2013 but Linda and our lawyer made sure all of the papers were signed by us before his passing except the closing papers. Now I just needed to wait for the Bank to give the final approval/acceptance for closing. Did I mention Linda was present for all inspections, appraisals and was at both closings. They allowed me my own private closing and then the Buyer closed on a different day. I am happy to say the Short Sale was completed by January 31, 2014. Do you believe it? A Short Sale done in less than 5 months. I was thinking this could take 6 months to 9 months. I couldn't have done it without Linda and her expertise. She can recommend a lawyer as she did in our case for a Short Sale or she can give you a list of handymen, lawn mowing services, painters, etc.after you move in to your new home. She has a wealth of information which she is always willing to share with you. Linda Vorrath is "Our Realtor for Life" but also a very good friend of our family.Thank you, Linda!
