Question 1

1. What advice would you give a buyer trying to purchase a home?

Accepted Answer

Know what you’re really buying, not just the house. In Oxford, Lake Orion, Metamora and the surrounding townships, many homes sit on private wells and septic systems. Oakland County doesn’t require a septic inspection when a home sells, so I never let a buyer skip a full inspection of the tank and drain field, including a stress test. If you’re dreaming of horses, a pole barn or a home business, check township zoning before you fall in love; Oxford Township, for example, requires at least 3 acres for large animals. Get pre-approved with a lender who understands rural, acreage or lakefront loans. And when a home has multiple offers, I’ll run the numbers with you so you know exactly what paying over asking means for your future equity before you decide.

Question 2

2. What advice would you give a seller trying to sell their home?

Accepted Answer

The work you do before you list makes you the most money. I walk every seller through their home room by room and outside, then hand them a detailed to-do list: pare down, pre-pack into the basement, garage or pole barn, handle visible repairs, and refresh carpets. Price it right from day one, based on real local comps rather than an online estimate. Then market it like the one-of-a-kind property it is: professional photography and video, drone footage for acreage and lakefront homes, 3D tours, open houses and direct outreach to agents whose buyers are already searching for a home like yours.

Question 3

3. What types of clients have you worked with?

Accepted Answer

I’ve helped more than 170 buyers and sellers since 2021, with a focus on luxury, lakefront, acreage and equestrian properties across Oakland County and Lapeer County. My clients include sellers of high-end and one-of-a-kind homes, buyers searching for land and privacy outside the city, lakefront buyers in Lake Orion and the surrounding lakes, horse owners looking for equestrian property in Metamora and Oxford, and families relocating to the Oxford, Rochester and Rochester Hills area.

Question 4

4. How did you get started in Real Estate?

Accepted Answer

I started my real estate career in 2018 with Century 21 in Rochester, where I sold about $20M in homes. In 2021, I joined eXp Realty and founded Modetz Dream Home Collective, focused on luxury, lakefront and acreage homes in Oxford and the surrounding communities. Since then I’ve sold over $68M in residential real estate and was named the RealTrends Verified #1 realtor in Oxford, MI for 2025.

Question 5

5. Do you have any special education or training that will benefit your clients?

Accepted Answer

Beyond my Michigan real estate license, I’ve built my practice around the details that matter most on land and lakefront deals: well and septic due diligence, township zoning, lake association rules and rural financing. I price homes using appraisal-based adjustments rather than automated estimates. I also use AI and data tools to analyze the market and give buyers clear, numbers-based scenarios before they make an offer.
