In competitive markets like Austin, success often comes down to strategy. Work with an advisor who understands neighborhood-level pricing, contract terms, and negotiation leverage so you can act decisively when the right property becomes available. Strong offers are not always about the highest price; they are about clean terms, timing, and certainty of execution.
Finally, think beyond the transaction. Consider resale value, location, and how the home fits your life three to five years down the road. A well-planned purchase should serve both your lifestyle and your long-term financial goals.
2. What advice would you give a seller trying to sell their home?
My advice to sellers is to focus on preparation, pricing, and positioning from the very beginning. The most successful sales start well before a home goes on the market. Invest time upfront in understanding market conditions, recent comparable sales, and what today’s buyers value. Strategic pricing—not aspirational pricing—creates momentum and drives stronger demand.
Presentation matters. Proper staging, professional photography, and thoughtful improvements can significantly impact how a home is perceived online and in person. In markets like Austin, buyers are highly informed, so your home must be positioned to stand out from the competition from day one.
Finally, work with an experienced advisor who can manage timing, marketing exposure, and negotiations with confidence. A strong strategy anticipates buyer behavior, creates leverage, and protects your bottom line—not just the sales price, but the terms and overall outcome.
3. What types of clients have you worked with?
Throughout my career, I’ve worked with a wide range of clients, from first-time buyers to seasoned luxury homeowners, as well as investors and developers. A significant portion of my business comes from relocation clients, including individuals and families moving to Austin from out of state, who rely on deep local knowledge and strategic guidance to navigate the market with confidence.
I also work extensively with repeat and referral clients, advising homeowners on multiple transactions over time—buying, selling, upsizing, downsizing, and investment opportunities. In addition, I represent clients in complex and high-value transactions, including luxury homes, new construction, and properties with unique considerations such as land use, permitting, or pricing strategy.
Across all client types, my role is the same: to serve as a trusted advisor, providing clear communication, thoughtful strategy, and advocacy tailored to each client’s goals in the Austin real estate market.
4. Describe a recent transaction you are fond of. How did it go?
One transaction that stands out was helping a client relocate to Austin from out of state and secure a home in the Lake Travis area with long-term lifestyle and resale value in mind. The client had specific priorities—views, neighborhood feel, and proximity to amenities—while also needing confidence in timing and market positioning.
We spent time upfront narrowing the search, reviewing comparable sales, and aligning on strategy so we could act quickly when the right opportunity came up. In a competitive environment, we were able to structure a clean, well-supported offer that the seller felt confident accepting. From contract to closing, the process moved efficiently with clear communication and proactive coordination among the lender, title company, and inspectors.
What made this transaction especially rewarding was seeing the client feel fully settled—not just happy with the home, but confident in the decision. It reinforced why thoughtful preparation and local market expertise are so important, particularly in the Austin and Lake Travis real estate market.
5. How did you get started in Real Estate?
I got started in real estate through a genuine interest in people, homes, and the impact that thoughtful real estate decisions can have on someone’s life. Early on, I was drawn to the advisory side of the business—helping clients evaluate opportunities, navigate complex decisions, and feel confident throughout the process.
I built my career in Austin real estate by learning the market from the ground up and working alongside experienced professionals who emphasized integrity, preparation, and long-term client relationships. Over time, that foundation allowed me to grow a referral-based business and ultimately build Petri Group at Moreland Properties, where I continue to focus on delivering strategic guidance, clear communication, and results for my clients.
Real estate has been a natural fit because it combines market knowledge, negotiation, and service—while allowing me to build lasting relationships well beyond a single transaction.
6. Do you have any special education or training that will benefit your clients?
Yes. In addition to my years of hands-on experience, I’ve invested consistently in professional education and market-specific training to better serve my clients. I stay current on Austin market trends, contract law, pricing strategy, and negotiation techniques, which is especially important in a fast-moving and highly competitive market.
I have extensive training in luxury residential real estate, complex transactions, and advisory-based representation, including working with relocation clients, new construction, and properties with unique considerations. I also collaborate closely with lenders, attorneys, builders, and inspectors, which allows me to anticipate issues and guide clients through the process with clarity and confidence.
