I recently took two listings (neighbors that were family). The listings had both been listed previously with another agent and they hadn't had any success in selling their homes. Their goal was to sell both homes and build on family land. I met with both sets of sellers and explained that the home hadn't sold because the marketing was lacking, their homes both needed staging, and they were both overpriced by a prior agent who had told them what they wanted to hear to get the listing agreements signed. I got both listings and we started fresh with home staging, professional photography, minor price adjustments, and I crafted a marketing plan for each home that targeted the buyer we needed. Within two weeks both homes were pending! I am willing to have the hard conversations and tell you the truth...I will tell you what needs to be done to get the house sold and what the accurate price is. No fluff! Ultimately both homes sold and I ended up with two sets or happy sellers that were thankful for my honestly and dedication! Seeing them both building their dream homes on family land is a dream come true!
