He lets you make your own decisions without trying to influence you, so you feel empowered moving forward in the homebuying process. Most importantly Larry stays consistent and doesn't contradict himself. Larry was always patient and respectful in answering all our questions. He is always punctual and professional. During our inspection contingency, we chose our own inspector. Larry made a few recommendations for professional vendors that could prepare repair estimates with the inspection findings. These vendors were very helpful because they are reliable and have a good reputation. Larry knew we had done a lot of research on the current real estate market. During the right to repair negotiation with the seller (after inspections were finished), Larry paved the way for us to negotiate the credits for repairs. Larry (we call him Larry) is now a family friend. He helped my eldest son and daughter-in-law purchase in Simi Valley, on two occasions, as well as our home. He is aware of market trends and home values. Our home purchase is a specialty market, mobile homes. There are few available and the competition is steep. Larry gave me tips to streamline the process by securing park approval immediately when we found the mobile home park that we preferred. He found the home we purchased within days of its listing. We had a walk through and made the offer quickly to secure the sale. Throughout our home-buying process, Lawerence Watson was incredibly communicative. Larry was available for us via text, call, and email, quickly returning calls and answering questions. He clearly explained complex contract details was particularly helpful. The loan process for a mobile home is much different than with a conventional home. He worked diligently with all parties involved to help us through the process.
