I can not say enough good things about Bens knowledge about the market, price point determination and his prompt response to any of our inquiries. We met with 5 companies and after meeting Ben we were sold on him. He provided a comprehensive market analysis of similar homes in our area to determine the price point listing. We had previously tried, unsuccessfully, to sell our home by owner. Ben showed us how he utilizes multiple social media platforms and his own photographer for our listing. ZillowVERIFIED In February 2020 we were considering selling our home to a real estate investor and the guy who was interested brought along Ben as his real estate advisor. After looking over our home it was determined that our best course of action was to put our home on the market. Our plan was to put it up for sale April 2020 but because of the virus it was delayed until June 2020. Ben came over with his plan and after showing us his data and comparisons we put his plan in place. The plan was to list the home on Friday with open houses on Saturday and Sunday. He also was using social media and was emailing his real estate contacts for them to contact clients looking for a home like ours. On the Wednesday before Ben called and said one of his real estate contacts had a client that was interested and they wanted to see it before it went on the market. We decided to show it that Thursday and Ben said he informed the other agent that any offer would have to be over the asking price for us to take it off the market. Ben also laid out his plan that if they were interested and made an offer he had a way to pretty much guarantee we would get what they offered. So one showing and one day before listing the home was sold $10,000 above asking price. It didn't end there, Ben was on top of things that goes with selling our home, answered all questions timely if not immediately and kept us informed every step of the way. Getting your home ready to sell can be quite stressful, Ben put together a plan for us to get it ready, we implemented is plan and it sold. He highly, highly recommended working with Ben, and though I greatly respected his recommendation, I was already in an agreement with another agent for the sale of our home. The other agent works for a very well known company and was doing a good job. After two deals fell through for the sale, though, I decided to part ways with her and go with Ben. I could not have been happier with that decision. Let me go over my experience with Ben. When I first contacted Ben and went over some of my questions and concerns, he was more than willing to help me and spend a significant amount of time with me over the phone, even without me ever having made a commitment to work with him. I could tell from the first conversation that he genuinely cared about my situation and gave me advice to the best of his knowledge. Once we actually began working together, we were two days from moving out of our home and taking our furniture with us. He made arrangements to get extremely professional photos taken of our home by the next day so that we could have photos taken while it was still furnished. The photos were beautiful and very professional in both the process of being taken and in the final results. It was apparent that he only works with the best individuals in the field. Our home was listed on a very strategic day, and this is part of what makes Ben so unique. He spends a significant amount of time researching and understanding the trends in the real estate market, and understands what works and doesnt, down to even understanding the best days to list and to have open houses if preferred. These tiny nuances that he pays attention to add up to significant results. Along with all of his knowledge and attention to detail, what I found most significant in working with Ben was his level of understanding and empathy. He truly took the time to understand my situation, my expectations, and what was important to me. My situation was not very common and not very easy to manage, but working with Ben allowed me to feel that I truly had a partner throughout the whole process who cared more about serving his client than simply selling a home. I can honestly say that the amount of time and effort he spent in selling our home and how quickly and attentively he responding to my calls, texts, and emails was astonishing. He is well respected in his profession and has many clients whom he serves, and somehow he manages to make each one of them feel as thought they are the only and most important client he has. It has been my pleasure meeting and working with Ben, and I am extremely grateful for his time and effort in successfully selling our home.
